THE GROUND FLOOR:
With fairly level access off the enclosed farmyard, you enter from the driveway, with parking for several cars.

KITCHEN/DINER:
This lovely big cottage-style kitchen with original beams is fitted with cream ‘Shaker style' units, a Belfast sink, and block oak worktops. A wooden dining table, with 6 chairs. The original Inglenook, beamed fireplace with a wood burner, original red tiled floor gives the kitchen a very authentic rustic feel. It's really well equipped with everything you require to cook for a large family or group, including a ‘Neff' ceramic hob and a built-in oven/grill. There is a dishwasher, and a single under-counter fridge, and in the utility room, there is a tall fridge/freezer and more storage. Glorious views to enjoy on both sides of the room.

UTILITY/BOOT ROOM/WC:
From the rear door off the farmyard, there is a useful boot room/utility/WC. The utility has a number of fitted units, a Belfast sink, and a washing machine.
In a separate guests' cloakroom is a wash hand basin and WC.

LOWER SITTING ROOM:
This lovely sitting room has an original Inglenook, beamed fireplace with a wood burner, original wooden floor, original beamed ceiling, wooden wall panelling and cosy fabric seating for 5 people, and a coffee table. There is a designated workstation for laptops, and enjoys views of the garden.

HALLWAY:
In between the 2 sitting rooms is an imposing hallway with an original slate flagstone floor, an original beamed ceiling, wooden wall panelling, an Asian gong, and an original shearing stool.

UPPER SITTING ROOM:
This further sitting room has an original Inglenook, beamed fireplace with a wood burner, original slate flagstone floor, original beamed ceiling, wooden wall panelling, and cosy fabric seating for 4 people plus a former ‘chicken market crate' used as a coffee table. There is an antique Grandfather clock, Welsh dresser, and display cabinet. The room enjoys views of the garden.

DINING ROOM:
A beautiful room, original red tiled floor, an original beamed ceiling, a period dining table, and 6 ladder back chairs, plus a period corner display unit. Local walking guidebooks are displayed here.

UPSTAIRS:
A wooden staircase, just off the dining room leads to the first floor. Also off the kitchen there is an ancient spiral stone stairway (not recommended for use for safety reasons). All the bedrooms and shower room have original wooden flooring.

With fabulous views over the countryside. King-sized wooden bed with hotel-quality mattress and bedding, period chest of drawers, 2 bedside tables and a large built-in double wardrobe.

FAMILY SHOWER-ROOM:

SNUG:
Also on the 1st floor is a lovely snug, with exposed beams, 2-period arm chairs, plus board games and jigsaws. A great little escape area!

OUTSIDE:
Set in the beautiful Snowdonia National Park and surrounded by spectacular scenery, the garden is North West facing which benefits from the sun most of the day and evening, and is surrounded by a rural landscape with sheep grazing in the fields and a mountain backdrop.

The stone-walled garden with a round teak table and matching 6 chairs is ideal for al fresco dining or just watching nature and listening to all the birds. With no light pollution, this is a great place for stargazing and just escaping modern life. There are parking spaces for 3 cars.

In the farmyard there is an 8 person circular picnic table and also two wooden armchairs overlooking surrounding fields.
There's a private patio. The bathroom has a shower.
