I didnt like the position of a room for pensioners like us. Upstairs...then more stairs and then along corridors. I was exhausted and breathless by the time I reached room 36.
Instead of going to a nearby restaurant as I couldnt face the return journey we ordered takeout.
So I was istensibly trapped in our room.
The girl in charge of taking names for breakfast was hopeless. There were no bowls for cereal and another resident had to tell us where to find one.

Liked: Staff & service, room comfort
It was Nice but not great
It nice, the ground are amazing but the stay was over priced. It interior is a bit run down, I like the old world manner feel but it dose have to have a polish and looked after feel to make it that way, this did not have that. The room was large and clean and a large bathroom but the decors was not what you see in the the website pic, sink and food was well over priced two drink for nearly £20 is a bit much but the pub across the road is a very great alternative for drinks and food. - in all it was a nice break but once again for the price I paid - it was not worth it! I can see why the older clientele or wedding like this place
We wanted a quiet 2 day stay. We got one. Food was good the town shops easily accessible the room was excellent and staff were most helpful nothing was too much for them. We will return.
Ideal location within walking distance of Kelso town center,
Perfect base for touring the surrounding areas.
Beautiful House and Gardens, with super views ovr the River Tweed..

Liked: Staff & service
Disliked: Property conditions & facilities
The room I had was poor. Toilet was very poor. Needed new flooring and bath which were both aged beyond belief.
I’ve been informed by the staff that a refurbishment is starting in October 24. It badly needs it. Staff, food and grounds were very good.
This building has great potential and could be a grand venue but not just now.
I wouldn’t stay there again until the rooms are ripped out and replaced.
The property is in a lovely location on the edge of town. The service could have been better at the bar. When we went to order a drink there was no-one around and we had to go to reception to get someone. Completely understand that when it is quiet bar staff will be busy elsewhere but a bell or some way to attract attention would be very helpful. We spoke to another customer whilst waiting to be seated for breakfast and they had given up trying to get a drink the night before and went out instead. An issue that could be resolved very easily.
