Great little hotel in brilliant central location with lovely views over Princes Street and the Balmoral Hotel (if in the bar area). Nice modern facilities and toiletries but our room was too hot ( window onto inside “courtyard” had to stay open all nice as air con wasn’t doing anything. Also other problem was the pull down tea/coffee shelf only opened behind the bathroom door so that was a pain to open/close it and call to person on other side of door that you needed to come out of bathroom. Otherwise a great place for reasonable price and fantastic location!!
Stayed for one night, very friendly and courteous staff. Took delivery of a mobility scooter for us as ours had broken down and enabled us to leave our scooter at the hotel for the day whilst we went out.
The only thing I would comment is that we had a fantastic bedroom which was mobility accessible including the bathroom with a walk in shower and grab rails but we could have took advantage of a shower chair to sit on as my husband is not able to stand for a shower. But overall it was excellent.

Rooms are way too small with little facilities.

Room was tiny. In order to make a hot drink you had to shut the door to the bathroom. Had to leave the tap running as no way to keep water in sink. No view. After 3 nights we were more than ready to move on. It is handy to train station and for 1 person would probably be ok. No fridge. Only continental breakfast available.
Adequate hotel for those needing proximity to the train station. Plenty of amenities nearby, though can subsequently be quite noisy at night. Room fine, if quite small, but basic.
Don’t stay here. Staff was rude. Especially the Russian. He will double charge your accommodation if there was a problem in the booking. I booked a “King-size bed.” Got less than a Queen-Sze. The universal breakfast is “available.” -Not complimentary. And for what it looked like, the breakfast wasn’t worth the price anyway. I DO NOT recommend this place.
This hotel was perfectly located for our trip. We were able to walk just about everywhere and there were bus stops and a train station right out front for those trips that were too far to walk. Only real down side of the place was the alley out back was hella noisy at night.
Amazing location, friendly staff, room was great and the bar area was lovely. Only thing I would say is the rooms were very hot and we couldn’t find a way of changing the temperature
