Best bits of this hotel - easy self check in and check out. Everything else is really quite basic which corresponds the price. It is great if you need to stay somewhere as you wait over for a flights in Edinburgh. Tram stops are in a walkable distance, or we just walked to the centre - I think it took us less than hour. It can be quite noisy - you can hear people going in the corridors back and forth. Furniture.. a bit on a shabby side :). Good place for those travelling on a budget. Car park at the rear is good extra.

The check in and check out procedure is very smooth. The room is clean and adequate for 3 people’s use. No lifts are provided however, disabled users and elderly might not be suitable in here.

Overall, I had a good stay at this hotel. The room was comfortable. One area for improvement would be the cleanliness of the carpet, which could use a bit more attention. Additionally, adding vending machines would be a nice touch, as there aren’t many nearby places for emergency shopping. This would make the stay even more convenient.

Great location but disappointing room
The location was ideal for our visit, the check in key collection and storage for luggage was spot on but on check in our room wasn't ready, staff were not very friendly when found sitting in our room. The room we had is not advertised on the site, carpets were torn, a mini fridge had a fowl smell, could hear the next room when they had a shower and were talking. There was plenty of tea/coffee supplies and towels and toilet rolls. We was contacted and asked was everything ok and we let them know of our disappointments but haven't heard anything back. Disappointed stay

The property was well below average in presentation. The condition of the room was not good, lamps didnt work, one of the beds wasn't level. The shower was complicated to use with no written instructions on how to start the shower (it was a switch outside the bathroom, not labelled). The walls were so thin we were kept up all night by the neighbouring rooms. Floors were dirty. Heating was difficult to control and there was a mouldy smell coming from the bathroom. Check in was complicated, requiring us to contact them 48 hours prior, which we did not realise. Then when we tried to contact, nobody answered the phone. When we finally got an answer, they hung up on us twice. Very stressful thinking we'd have to sleep in the car with 2 toddlers.

Unhygienic, had mold, water supply wasn't working on one morning, heating was very difficult to control, found spiders, sink was blocked in the bathroom... Had elderly and children with us. Very poor conditions and we were extremely worried.

The location relative to Edinburgh was great, the hotel is tired and is need of some love - not the comfiest bed I’ve ever slept in. Self check in key system works well.

Overall, the property was just adequate. Better convoluted key system, which didn’t always work when we really needed it to. Shower drain was clogged and backed up onto the bathroom floor. Location was good for a walking around Leith and exploring the area. Bit of a hike or a bus to get up to old town.
