Book both our farmhouse & guesthouse for a peaceful get together with friends or family. A unique and beautiful character Farmhouse & riverside apartment in Bexley Village, down a private track in a delightfully different plot of over 3 acres. Enjoy quality time with loved ones, either alfresco dining at our outside kitchen, travelling to London in 30 mins, or walking into Bexley, a bustling village with a choice of pubs, restaurants & deli's.

A rare find for up to 12 guests in London.

This booking is for two properties and up to 12 guests maximum. Just to be clear, the guesthouse (apartment) is not directly next door to the farmhouse so the gardens aren't linked. Both properties have their own independent gardens, and you can walk less than a minute between the two through the shared space. Also please note that children cannot stay in the Guesthouse due to the proximity of the river which is unfenced.

We offer guests a truly unique experience but if you don't enjoy animals, it may not be right for you! Our pets, the dog, cat and peafowl, do roam freely throughout the outside spaces and so you should be comfortable with animals to get the most from your stay. Also our children are happy to share their garden with guests, but they may be playing in the outside spaces too.

The Farmhouse

The farmhouse house offers 3 super king bedrooms, and one twin room.

At the back of the house is the master bedroom, with a 4 poster bed and stunning views of the grounds. Directly adjacent to this bedroom is the second super king bedroom, also with a beautiful view, and with an ensuite shower room.

To the front of the house is the third super king room with an ensuite shower room. Next to this room is the twin room which has a sink unit.

There is a family bathroom upstairs and a second toilet downstairs.

If you are travelling with children we have a travel cot and highchair available - and they will love our shared gardens, which our children will happily show you around.

The Farmhouse boasts a large lounge with open fireplace. A separate small reading space forms part of the lounge. With views overlooking the gardens, a patio door leads directly onto the sun terrace with comfortable garden furniture. There is a large farmhouse kitchen with a breakfast bar, separate utility room and adjacent dining room. The kitchen has a coffee machine that takes Nespresso Vertuo capsules, but we supply an accessory that allows you to use any ground coffee.

The Guesthouse

The guesthouse offers 2 double bedrooms, a kitchenette, shower room and separate WC, and a sofa with TV.

Both rooms have a TV, and the guesthouse has WIFI.

The shared sitting area and one bedroom has views onto the river, where guests can sit privately and enjoy a beer or glass of wine.


Mill Meadows Farm is situated in Bexley Village which is bustling with restaurants, public houses and delicatessens & has many reliable transport links.

This booking offers a charming and very unusual location for a London Borough.

GUEST ACCESS

Both properties have a private garden, and there is a large shared garden. We also have our private garden where our Peafowl Coup is situated. We kindly ask for guests not to enter our private garden, but you are welcome throughout the other garden areas accessible from the rental properties.

We do have a gated field with llamas and alpacas, but we ask that you don't enter this space as it has a river adjacent that is not fenced and is deep in parts.

Our family business of restoring antique cars is on site, and so we ask for guests to be mindful that this means machinery may be being operated. Children must be supervised when outside please.

You are welcome to use our outside Kitchen, please remember to purchase logs and charcoal for these, and just let us know as we enjoy spontaneous gatherings in this space with our family and friends, and we then won't plan to use it at the same time.
