Made to feel uncomfortable because online booked.
When I checked in, the clerk made me uncomfortable because I booked via this website instead of directly. We were on the last day of a 13 day southwest tour. I practically begged for a downstairs room because of having to resort all our luggage-no elevator. I was told there were no downstairs rooms available. A lie. I checked before lights out and again in the morning and there were several 1st floor rooms with curtains open, obviously not in use, or used the night before. I was humiliated by the treatment. My wife and I both have medical conditions and a handicap permit for the car. Dragging the luggage upstairs, then having to open everything in the parking lot to rearrange for our flight sucked.

Motel was in a great location, close to downtown area, easily within walking distance to shops and restaurants. Room was not as clean as it could have been....dust and dead bugs on the windowsills, stains on the carpet and bathtub.

This is an older property. Water dripped in the tub, breakfast was mostly packaged muffins and juice. Parking was ample, staff were very friendly, location was excellent, bedding was clean. Price was reasonable. Met our needs.

What a prime location! We arrived a few hours early for check in due to bus schedule. I had spoke to the property owners ahead of time about leaving our bags as we were heading up to Pikes Peak, and they were OK with us leaving them. It was a pleasant surprise that our room was ready when we got there and they allowed us to check in at no additional cost. The beds were comfortable, room was clean. We stayed in one of the cottages and loved it. It was fantastic that everything was in walking distance - we walked up for dinner and a drink at the local brewery and winery. Our only complaint was not about the hotel, but the town itself - everything was closed by 7pm and didn't open back up until 10am. We didn't get to do as much shopping and exploring as we would've liked, but that is not the hotel's fault. Our stay was fantastic!

Perfect location!
Clean, comfortable cabin and an easy drive to Garden of the Gods for hiking, Seven Falls, Pikes Peak and downtown Manitou Springs for groceries. Very friendly staff making check in and check out easy. A beautiful path across the street was perfect for an evening walk after dinner.
