OUTDOORS
Outdoors, you'll have access to a 1/2-acre property and 16 KM of the beautiful clear and swimmable Crowe River with dock for your boat (dock is water level dependent and is available around the beginning of June- end of September). We provide a large outdoor dining table, deck seating, games, 2 kayaks, one 16ft canoe with paddles, life jackets from toddler to adult, and a fire pit to roast marshmallows under the stars. The yard is perfect for outdoor fun and relaxation. The entry to the water is sandy/muddy and gradual which is great for little ones. The waterfront may have some sticks and muscles so bring some water shoes if it's something that might bother you. Please note that outdoor amenities may be stored away for the off-season (October through to April). We DO NOT provide outdoor water towels but do provide indoor shower/bath towels.

BEDROOMS
We have three cozy and well-appointed bedrooms to choose from for your stay. We understand the importance of a good night's sleep, so we've provided a mix of down, cooling, and polyester pillows of different firmness throughout the beds to accommodate various preferences and needs. We've made sure that each bedroom offers a comfortable and inviting atmosphere for a restful night's sleep. All linens are included.

In the primary bedroom, you'll find a comfortable queen bed and a small pull down futon for extra sleeping space, along with a 50" Smart TV for your entertainment. You'll have plenty of storage with large dressers and a closet complete with hangers and robes. A small desk and full length mirror make getting ready a breeze, and bed side lamps with USB chargers provide convenient access to power. Plus, you'll enjoy the cozy carpets for your comfort.

In the second bedroom, you'll also have a comfortable queen bed and a 45" Smart TV. A full size dresser, full length mirror, 2 robes, and end table with lamps provide ample storage and convenience. If you're traveling with a little one, we've also provided a foldable crib (located in the closet) with a double sided firm/soft mattress, fitted sheet, blanket, and baby pillow that can be moved to any space needed.

For those traveling with a group or family, the third bedroom offers twin size bunk beds and a toddler bed. There is even a small lamp, two small dresser end tables and hooks behind the door.
FYI In the early spring we have sub pump that often runs constantly (slightly louder than furnace or AC) - please bring ear plugs if you are a light sleeper.

KITCHEN
Get ready to feel right at home in our fully equipped and inviting kitchen! Whether you're in the mood for a home-cooked meal or just need to store some snacks, you'll have everything you need at your fingertips. Our kitchen includes a dishwasher, stove, oven, fridge, microwave, 4 slice toaster, crock pot, countertop ice maker, pantry, dishes, glassware, utensils, bake ware, pots/pans, cooking gadgets, basic spices, oil, and more!

DINING
For meals, gather around our large dining table that seats 7+. We even have a high chair and booster seat available for our youngest guests.

COFFEE BAR AND READING NOOK
Looking for a cozy spot to relax with your morning cup of coffee or tea? Our fully equipped coffee bar/lounge is the perfect spot! Enjoy a cup of coffee or tea from our Keurig machine that does both pods and ground coffee. Pods, ground coffee, teabags, sugar, and mugs are provided for your convenience. We also have a small lounge area for two where you can read have a drink and read a book from our collection of unique books.

BATHROOM
In the bathroom, you'll find a tub/shower combo with a relaxing rain-head shower that provides excellent water pressure. The vanity offers ample storage and counter space, and we provide white indoor shower/bath towels, toilet paper, face cloths, shampoo/conditioner, soap, lotion, a straightener, and a blow-dryer to make your stay as comfortable as possible.

REC ROOM
In our Rec Room, you'll find a 50" Smart TV, a cozy gas fireplace, and an exciting collection of vintage, unique and new board games to keep you entertained for hours. Plus, there's a foosball table and a massive pit couch with seating for 8+ that can even accommodate overnight guests.

LAUNDRY
Our Laundry is fully equipped with a washer, dryer, and laundry detergent, ensuring that you can pack light and still have you have everything you need to feel right at home. It's also a perk for drying bathing suits quickly!

SUNROOM
Step into our stunning sunroom and take in the breathtaking water views from the wall-to-wall window sliding doors. You can relax in the swinging egg chair, the rocking chair, or stretch out on the couch while staying warm by the electric fireplace on chilly days and nights. During the summer turn on the ceiling fan and open the doors to make it a beautiful screened in patio with a breeze.

FAMILIES
Families with children are welcome, and we've got you covered with a crib, toddler bed, plastic plates, cups, utensils, highchair, booster seat, potty, toddler books, and even a few toys and puzzles to keep them entertained during their stay.
CHECK IN/OUT
Check in 4 PM and checkout 11 AM
We have self-check in/out using a smart lock with your own unique code. This allows flexibility in your arrival time after PCHECKIN}. Please note the smart code provided is only active from the check in time of PCHECKIN} until the check out time of 11 AM. Early check in or late check out can be requested but it is not guaranteed

EV CHARGING
We have a level 2 Electric car charger -Tesla needs an adapter. Charge Point J1772 connector 7.5 kw

LOCATION
Just 2 hours north of Toronto, 2.5 hours west of Ottawa and 3 hours northeast from Niagara.

PETS
We have a no pet policy. We appreciate that there are many great pets, but we do not make exceptions. Family of the owner have severe allergies. The property is also not suited to pets. Outside, we have no fence and large body of water. We even have guests who have issues with pet dander and allergies that book with us because we are a pet free property.

IMPORTANT THINGS TO NOTE
From our property, our waterfront has private access to to 16 KM of the stunningly picturesque Crowe River. We DO NOT have direct water access to Crowe Lake but a boat launch on Crowe River (a 2 minutes drive away) is on the other side of the dam and has access to Crowe Lake. We also have a boat launch with access to our side of river at the end of our street (15 second drive).

We have one security Camera located outside on the garage pointing to the driveway, and street. The far left side of back deck and sunroom are also visible.

The house and outdoor space is yours to enjoy and is NOT shared with anyone. One small hall closet is locked and not for guest use.

SECURITY DEPOSIT HOLD
A $500 security deposit (hold only) will be put on the credit card 2 days before check in. Hold will be released within 5 business days if there are no major issues such as theft, damage, rule breaks, and/or extreme cleaning needs. SECURITY DEPOSIT MUST BE SUCCESSFULLY HELD BY CHECK IN TIME OR DOOR CODE WILL NOT BE PROVIDED AND NO REFUNDS WILL BE GIVEN. BY MAKING A RESERVATION YOU AGREE TO THIS REQUIREMENT.

RENTAL AGREEMENT
Rental agreement to be signed upon booking before reservation is completed. During this process you will be asked to input adult guest names and provide photo ID of the person booking.
HOUSE RULES
-No partying.
-No excessive noise after 11pm. We have neighbors
-No pets, no exceptions.
-Life jackets are mandatory on the water when leaving our waterfront.
-Children must be with an adult at all times as we are on a river and the yard is not fenced.
-Smoking is only permitted at the outdoor firepit & do not move the firepit.
-Obey all fire bans given by host
-Additional guests above 8 must be discussed and approved in advance.
-There must be at least 1 person 20+ staying at the property for the duration of your stay.
-Must take your garbage/recycling upon departure
-Must follow how tub rules in agreement and posted at the hot tub

Marmora hosts a lot of events year-round. From the farmers market, music nights, fireworks for celebrations, to fall fairs, and more. Complete calendar of events during your stay will be provided. The town of Marmora and the surrounding area has plenty to offer for groups of all ages and families!

-Memorial park splash pad, and a small beach located within a 2 minute walk.
-Walking distance to LCBO
-Grocery store 2 min drive
-Less than 2 minute drive to two public boat launches (1 boat launch has access to Crowe Lake and 1 boat launch has access to 16 KM of Crowe River... and our property)
-KFC, Subway, Tim Hortons, Pizza Pizza, Theo's Pizza, Mighty Crowe, Tap and Tonic, Miners Diner restaurants all in town!
-Ranch restaurant and Iron Rooster restaurant 7 minute drive
-OFSC District 2 trails. Enjoy snowmobiling, ATVing, hiking, horseback riding, snowshoeing and cross country skiing
