The only good thing was that the room was large and clean. Overall, the place, including the room, is pretty outdated. It is an ancient shower that cannot be adjusted. We reserved the room at the last minute, so we were given the only one on the first floor. WE could hear each work from the reception through the night, and especially in the morning when people started coming down for breakfast. There is no space for people to sit for breakfast. We asked for an extra chair but were advised to wait for others to finish, and the large group definitely was not in a hurry... The breakfast itself is the worst I have ever had as " included " anywhere, with prepacked mini bagels with cheese and bacon, a couple of prepacked muffins, and ... that's it. Not even a simple bagel with butter. I do not eat bacon, so I bit into that horrible muffin with banana. Overall, not what you expect from the inn. especially for the price charged.

Room had bare (laminate) floors, not carpeted. "Breakfast" is at the Motel 6 level - microwave breakfast sandwiches, poor coffee, yogurt, juice, & fruit. Nice property, but not at the level of quality and amenities that match the price charged. Very quiet neighborhood and not too far from the area attractions and restaurants.

Nice place

Everything was great about this place to stay. Good location for us to go to Newport every day. We got a good price due to being just off-season. The only issue I would say is it needs a little work to update. But especially in the room, the thing that was difficult is the lighting that is not well placed to use functionally around the closet, coffee-station, bathroom, etc.
