Summary:
Our lovely guest house is tucked away on a quiet road in Mount Tremper, three miles to Phoenicia and ten miles from Woodstock. Formerly used as an artist's studio, this cozy space is perfect for a couple or solo traveler, yet enough space to sleep four people. A common space/bedroom attaches to another private smaller bedroom. Right outside the window is a small brook. You can walk the property's 7 acres to see the sunset over the mountains. Enjoy the shared cedar barrel sauna on the property as well!

The Space:
The guest house is located behind a main house, yet it's quiet and private. The home is located at the end of a private road. Just up that road, a 3 minute walk away, is The Pines, a beautiful restaurant and lodge that is perfect for some warm, home style cooking. Phoenicia Diner is a 3 miles (5 minute drive) away, as are quaint markets and shops. We are surrounded by hiking trails, with Mount Tremper Mountain Trail just 3 miles (5 minutes) away.

The house features a kitchenette — sink, stove top, mini fridge and microwave.

There is WiFi and TV. Cell service is limited so it's best if your phone can make and receive calls on wifi.

Guest Access:
The entire guest house is yours. The house is located behind the main house, and attached to a two car garage. The door is a keypad lock, and you'll receive the key code before check in.

The Neighborhood:
This is a private neighborhood with year round residents, so please be mindful to respect their peace and quiet.
We are walking distance to The Pines restaurant and bar, minutes away from Phoenicia, and about 25 minutes away from the famous town of Woodstock, where you can find fine dining, shopping and some amazing art displays. We are about 25 minutes away from Hunter Mountain and Bellearye Mountain ski resorts. We have a bit of everything for varying taste and interest, depending on the time of year, there is always something different to do.

Getting Around:
There is a bus from Penn Station in NYC that will drop off near The Pines restaurant which is a short walk to the house. Having a vehicle may be preferred as there is no other mass transit nearby. There is a private driveway with included parking. Uber is available for short trips in and around town and back, though please keep in mind that drivers late at night may be difficult to find.

Other Things to Note:
Please note we do have a pet fee of $50 per pet under 50 lbs. Pets are not allowed on beds nor furniture; any signs of pet hair as such will be assessed an additional cleaning fee. Also any furniture that are moved around and not placed back to original location will be assessed additional fee.

The Abeni Guest House is one of 3 properties on our 7-acre property grounds, which you are free to explore and enjoy year round in any season. If you have a larger group and would like to book our main house which can sleep up to 8 and our cottage which can sleep up to 4, please do not hesitate to reach out to us.

Our check out time is 10:00 a.m. Any late check out will be assessed $100 fee per hour. However, if it is discussed and approved beforehand with the host, there will be no additional fee.

We ask that you not leave food outside or on the grill as we do have very curious animal neighbors.
Also note the yard is not fenced in so ALL pets should be on a leash and supervised at all times.

We have strong WiFi for remote working.

PLEASE NOTE
Our water comes from an underground well which is filtered on several levels, at times there may be a funky smell due to the sulphate levels which we can only control so much. The water is safe for drinking, cooking and bathing. If you are not comfortable with drinking the water please bring your own.
A kitchen is outfitted with a refrigerator and a microwave. The bathroom has a shower.Conveniences include a coffee/tea maker and a sofa bed.

Pleasant weekend getaway in Mt. Tremper
Loved staying at this property tucked away in Mt. Tremper. Walking distance to some great restaurants, the Zen buddhist monastery and good access to wifi. My dog also had a great time walking nearby. I wasn't sure where to dispose of my dog bags, but other than that, a perfect stay.

Great Location (a bit hard to find) and Perfect for 2!
The location of this little gem is great but, a little hard to find. The tall shrub has grown to cover part of the high sign that indicates the street number. If you are going here, and you are NOT turning onto Heintz Rd near the Inn, go straight and just as the road curves to the left, the driveway is straight ahead. If you turn by the Inn, the drive will be on your left, a millisecond before the road curves to the right and a 2 house road continues straight. There is basically NO internet/cell signal anywhere in the area, within the Catskills region. The WiFi at the Hidaway works well (I did have to try a few times before I connected the first time)!! Use your GPS to find places when on the WiFi and then, do not turn anything off on your way to your next stop. Another tip would be to download the regional map before going to the Catskills. You can do this in Google Maps (I did this for the Dominican Republic before we went), not sure about other apps. The second sitting/sleep space (not shown in the photos, with the pullout couch is basically the size of the couch. Also, if someone sleeps in there, they have to walk through the main sleeping area to get to the bathroom. So, would only recommend for a close relative/friend or a child. The step-up in the bathroom to the toilet caused a lot of toe stubbing!! Otherwise, it was entirely perfect for a couple to stay for a few days. We cooked minimally and sat outside. We also used the sauna which was a great perk!

The bed was quite comfortable, the neighborhood was very quiet and the sauna was great!
The cottage was clean and bright. The location was convenient to many interesting towns and attractions and was in a safe and quiet area. The bonus was the sauna that was also very clean and enjoyed by both of us. This was not a 5 star hotel but a perfect place for us to celebrate our 40th Anniversary without the disturbances typically associated with a hotel. THANK YOU!!

Ideal Writing Retreat
While my son attended camp I used chance to work on a book. Cottage has all necessary amenities, great local grocery and restaurants; great hiking. Enjoyed total privacy and great focus. And Sarah Lee rocks. Thank you so much. Will definitely return.
