Overall very good. Just two of us but had a very spacious room even by western standards. liked the hot tub on the roof which was nice. Close to the bus stop. Didnt try the breakfast. Front desk person didn't speak much English but was very nice.
Conveniently located, walking distance to 2 lifts (5-10 mins), many eateries, ski shops, bus terminal and convenience stall. Room was clean and surprisingly spacious (except toilet). Only drawback is that there is no lift, no issues for me but for others might have more difficulty drag their luggage up the steps.
We had a fantastic stay at this family run guesthouse. You have to come with the right expectations though, it is not a large hotel with many facilities but a traditional guesthouse and for that it has everything and more than what you expect. We absolutely loved the hot tub on the rooftop with the view over the ski slopes, breakfast was superb and the location was extremely convenient as it is about 3 mins walk to Happo Bus terminal which we used almost every day to take shuttles to and from Tokyo and between different resorts. It was also very nice of them that they let us check in much earlier at no extra charge and let us enjoy the hot spring after check out on our last day.
Rooftop onsen and service were wonderful, extremely helpful and kind. The fob with the door key turns on all power to the room, so unless you take the fob off the keychain and leave it in its slot while you're out, the outlets (and the mini fridge, plus anything you might need to charge) will turn off.

Amazing little hotel. Lady at the desk was more than helpful. Walking distance to everywhere. Breakfast was well worth it. Definitely stay here again.

Awesome host and location is only 10 minutes walk from lifts, bars and restaurants.
Japanese breakfast was special.
Traditional room with futons made sleeping a uncomfortable. Room was also hot and without option to cool it other than leaving window open.
This hotel is in a great proximity to the Happo Lifts and restaurants. A short distance walk to Echoland (10-15 mins)
A few great cafes and restaurants nearby!
The hotel is a traditional Japanese, however with private ensuites which is an added bonus! Awesome outdoor onsen on the rooftop. Wifi works well and lodge host was extremely helpful!
The price in comparison to similar lodges is excellent!
Only negative, we had to put the futon together ourselves. We arrived around 2.30am in the morning, so making up the bed was a bit of a pain.
Would definitely return!
The hotel is really central, quiet street and 7min. walk to Nikiyama slope and 5 min. walk from Hakuba bus station. Easy access to variety restaurants. The only thing breakfast is very basic.
Great place to stay: Japanese ryokan that makes one feel that one is really in Japan, despite being in the middle of a ski resort. Great rooftop onsen, and also another in the basement. Bathroom very small, but so well designed. Futons on the floor are hard, but that's futons. Lady who runs the place very helpful. Great value, and definitely recommended
