Rocklands35 is a luxury 2 bed 2 bath (sleeps 4) apartment located on the 5th Floor overlooking Tolcarne Beach, this luxury property provides the ideal setting for a fantastic holiday. The layout is stunning with a wall of glass windows in the open plan lounge/kitchen/diner which open out onto the balcony so you can enjoy the fabulous view over a drink. From the double sized balcony you will be able to see and hear at close hand the waves crashing against against the rocks and see the whole wonderful spectacular expanse of sea and sand spread out for your enjoyment before you. The sunsets are truly wonderful and we have included some of the photos we actually taken from our balcony with no car parks or roads or other buildings obscuring the view. The apartment has been designed with with comfort in mind, there is a beautiful dining table and chairs for wonderful convivial meals together with a large bespoke modular sofa which will allow you sink and relax in comfort as you watch the surfers, the sea and the ever changing weather. the views are exceptional and you will be enthralled by having a beach on your doorstep. Both the bedrooms have direct sea views with an ensuite shower room located off the master bedroom and direct access to the communal sun terrace with sun loungers to soak up the rays. Downstairs in the basement garage you have your own surf storage locker with use of body boards and we suits. The free covered secure car park space in the basement is private and includes security codes for your use only.
Linen and towels are included but guests should provide their own beach towels.
The apartment has its own dedicated superfast broadband Wifi and the recent addition of a Sonos sound speaker which allows streaming of music via your mobile device via a free downloadable Sonos app. We also have freeview 40" TV, DVD player, books and board games to help keep you entertained.
Rocklands is an recently completed iconic Art Deco style property well located on the edge of Newquay within 5 minutes walk to the beach and yet close to the town centre. There are bars, restaurants and cafes within a few minutes walk including Pizza Express on the ground floor. Newquay town centre is 10 minutes walk and the harbour is also close by with fishing trips and Newquay seals to be seen.

The apartment was really nice. Very clean and contemporary. View were stunning. Entrance to building left a lot to be desired and was in poor repair.. Newquay had some nice shoes but most of the town wasn't for us

The flat was beautiful. The decor really was amazing . But everything about it said “look but don’t touch .” You will have to pay for it!! The seating was terrible ! Not suitable for older visitors . Very low settees and chairs . Had to use cushions to build up height wherever I sat . I was never comfortable! Had to go into the bedroom to sit on the bed and watch the sea view ! Very disappointed! Cutlery needs replacing , very old and scratched.

Nice clean property with a wonderful view. The property is quiet at night. Located on a quieter bay and within walking distance of busier bays and the town. It has everything you need and the basement storage and showers are really useful after a day on the beach.

A simply fabulous apartment
The property is fantastic. Immaculately clean, incredibly thoughtfully kitted out, a fantastic location, gorgeous views, amazing beach kit available to use, thoughtful management support. The broadband wasn’t as strong as we would have liked, 10Mbps but Nino and Bina work with the service provider to try to improve things for us. The beds were very comfortable and user friendly. The bathrooms and showers were great too. The kitchen was fully equipped and the surfer’s locker downstairs is an added bonus. All in all, we would happily return.

Nino the manager connected with us prior to our stay and just before our arrival. He was so friendly and informative.He came up to the suite and showed us around. The condo is decorated beautifully. It was spotless. The photos are exactly what you get. I did have a couple of conversations with Bina the owner prior and she was lovely. We had a great time and would love to return..

Lovely place to stay
Great location for Newquay & its' beaches with wide, dedicated car parking space in secure, underground parking accessible by lift. Apt 35 is on 5th floor, where the lift currently only goes to the 4th - due to broken button that looks like its been waiting a long time for repair. IF INFIRM, check lift access. There is currently a further one-floor stair climb. The flat is well furnished and comfortable. With all mod-cons including washer/dryer and half-sized dishwasher. Main feature has to be the view of the Atlantic Ocean and Newquay Bay through the full-height balcony windows & doors. There is direct access to a shared resident's sun terrace. A large area with 4 concrete chairs & coffee table. People congregate in this area, so be prepared for late night gatherings on summer evenings outside of your access door. Great way to meet people! We never got sun on the flat's private balcony due to its position. The beds are comfortable in both rooms, linen clean, but pillows like pancakes. New ones please!!! The master bedroom has four fitted wardrobes with drawers under. Two are fully locked [as with the bed divan drawers] - cutting down on room for clothing, especially when one contains clothes horse, dust pan, brush, iron board/iron. At car park level there is a beach storage room with private lockers to store surf/body boards. Used this a lot. 2 showers are provided to rinse off sand, etc. Plenty of eateries/pubs/clubs within walking distance.Total enjoyment. No Driving!

My husband and I had a week in this amazing stunning apartment. My birthday and our anniversary. The apartment is exactly what is shown on the Vrbo site and much more if not better The property manager Nino met us upon arrival and showed us around the apartment. Took us up to the rooftop pointing out the various points of interest. Obviously it has underground parking so your car is safe. There is a locker within the underground car park with items you may or may not want to use on the beach. Which is a great. Also there is a shower there to rinse off all the sand. The amenities are all within walking distance. Shops restaurants bars. It’s a 10 minute walk into the town centre. We will definitely be booking again in the future This apartment has possibly one of the best views in the UK.

Disproving Newquay’s reputation
Nino, the property manager, gave us a very useful orientation from the extensive roof terrace, so we immediately felt we knew our way around. Rocklands is perfectly positioned on top of the Tolcarne Beach cliffs, and number 35 has the most wonderful views in all coastal directions. It’s great to experience the diurnal rhythm of the tides up close, and the dedication of the young surfers – including at 0530! The beach below is privately owned and the ‘Colonial’s’ terrace perfect to enjoy an ‘apero’ at the end of the day. We also ate there. At low tide we walked back on the firm sand from the original ‘new quay’ at the old port to the Colonial along the beach. There are plenty of good restaurants in the area, and the charming little Trenance Cottages museum is a short walk away, and a pleasant spot for an excellent coffee in the gardens. One day we walked along the path to Watergate Bay, had lunch and caught the bus back. Another day we drove to Looe and walked the softer southern Cornwall’s coastal path to Polperro. All in all a wonderful weeks June holiday for us from Switzerland.

The photos of the apartment are very accurate and everything is as wonderful as it appears. Every review seems to have an obligatory mention of Nino. We are not ones for being over bothered by others when on a stay and therefore he was great. Appeared early evening on the 1st day to show us how everything works and make sure everything was okay for us then left us to it saying to contact him if any issues, very helpful and nice. Only problem we had was that the lift only went up to the floor below as the button had been broken to ours. Real pain arriving as it meant carrying 3 cases and all our other stuff up a flight of stairs. This however can’t be blamed on the host, hopefully it will be fixed soon and really was only a problem on that initial day of carrying things up from the car. One thing that none of the reviews seem to mention is that there is a door from the apartment direct on to the shared sun terrace. This was great as it got sun all afternoon, was only used by 1other resident while we were there, and for whatever reason is less windy than the balcony of the apartment if there is a breeze. Overall having stayed in Newquay many times I would say it’s probably the best accommodation and defiantly the best views.

Beautifully appointed and well equipped apartment. Great views from the small balcony and large adjoining terrace. Good location for walk into town centre; although be prepared for steps down to Newquay's renowned beaches. We had a car, but regular buses stop nearby for many destinations including Truro, Falmouth, Padstow etc. The property manager Nino was very welcoming and informative. The first thing you see when you walk into this apartment are the jaw dropping views of the sea. Once you take your eyes away from that you are in the most beautiful apartment that is obviously loved, very well maintained and extremely well equipped. We had the most wonderful time here, sheer luxury to lay in bed and watch the waves and surfers. Nino the property manager was a joy, extremely informative with plenty of local knowledge. If we come back to this area in the future we would not bother to look for anywhere else to stay this is "la creme de la creme". Thank you for letting us share your piece of paradise.

Off the grid holiday by the sea
If you are even considering booking this apartment stop thinking and just do it. From booking through checkout this rental is everything you hope for and more. If you are wondering if the pictures of the views are what you will see when you walk in...they ARE. In fact, the views of the beach/sea are so much better than the pictures. The main bedroom as well as the living area have amazing views no matter what time of day and regardless of the weather (rain, shine, rolling fog...you name it, the photos will be priceless. Check in was very simple; the rental manager (Nino) sends a very detailed email prior to arrival that will walk you through everything. In addition, once I arrived, he was there to walk me through things like how the keys work, the nuances of the washer/dryer, the heating elements, the lights (the living room lighting situation can cause you to shake you head if you don't know to push first!) NOTE: I didn't have a car - walked from train station which is also close - so I can't speak to the garage. The apartment itself is very well suited for guests. The only thing I could say is if you are an American visitor, please be prepared that they only provide bath towels and hand towels - not face towels; this is very typical of international travel so just be prepared. Also - the shower stall in the main bathroom is a bit wee (I'm tall and somewhat claustrophobic) but the second bathroom shower is just fine! And the water....always hot...a treat in UK rentals! It is within walking distance of many restaurants, shops and beach access. In addition, a bus stop is located very near the building that will take you anywhere for a daily rate (or a flat rate for unlimited rides for the week). Taxis and ride share are also available but require some effort. Note: Beach access requires many stairs or a steep and winding road to walk. This building does not have direct beach access for guests. I enjoyed falling asleep to the sound of the waves crashing into the beach each night and spending time in the reading chair in the corner with panoramic views that can't be beat. I give kudos to Bina and Nino who made this solo traveler feel welcome and very comfortable. I will definitely book this unit again.
