Mimosa's Sunset Paradise sleeps 10 people max. Relax on the covered porch surrounded by mature palms with access to the entry doors to the main level of the home. This home offers 4 bedrooms 3.5 baths - with a large private pool, spa and billiard room with pool table. This home is only 2 blocks to the white sandy beaches & emerald, green waters of Panama City Beach.
The space:
Lower Level:
Large carport with covered parking, beautifully landscaped yard, entirely fenced & gated. Separate Billiards room with pool table, wall mounted tv, outside patio table with seating for 6. Corn Hole Game.
Main Floor:
Open Concept Great Room, Large fully stocked Kitchen with S/S appliances, ice maker and private half bath. Laundry Room with Full size front loader washer & dryer. 10-foot Ceilings, Ceramic tile throughout the home, large ceiling fans in rooms & porches. This large open space is perfect for gathering, planning the day or making family meals and memories! Master Bedroom offers king bed, tv, large private bath w/ shower, garden tub & double vanity sinks. 60 in TV in living room and access to the large, covered balcony with seating, ceiling fans and space to enjoy some quiet time with a book, morning coffee or evening cocktails. There is a sofa sleeper for additional sleeping space.
Second Floor:
Bedroom 2 offers a queen bed & tv inside the room.
Bedroom 3 offers 2 twin beds, tv & desk.
Bedroom 4 offers queen bed, tv & private bath with full shower/tub combo.
Pool Area:
Gated area with large custom built luxury pool, with water slide, walk over bridge, waterfall, swim up bar area & jacuzzi spa. Propane grill area & tiki bar, with table & umbrella and seating area and lounge chairs. During the fall/winter months there will be a charge to heat the pool & hot tub. Starting October 1st - April 30th if guests wish to heat the pool & hot tub during their stay there will be a charge of $50.00 a day added to your reservation.
All guests must pay for the entire length of the stay. This fee must be paid in full by the final payment due date. If this fee is not paid in full by the final payment due date guests will not be able to have the pool & hot tub heated during their stay. Please note: This is a resort style commercial pool. Due to the size of the pool the heat pump will only heat the pool if the temperature outside is above 60 degrees. When the temperature outside is below 60 degrees the pool will not be able to be heated. If you have any questions about this, please feel free to reach out to us. No refunds will be given for the pool/spa heat.
Please note prior to booking there is a 25-age requirement to book this house. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After booking a signed rental agreement & a copy of the person driver's license who booked will be requested. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.
This property does not allow Spring Breakers under 25 years of age.
Please do not inquire asking if exceptions are made there are no exceptions made to this policy.
This house is dog friendly – 1 dog: 25 lb. weight maximum, with a $150.00 nonrefundable pet fee, being requested after booking, once you register the dog on the reservation. No puppies or cats. Absolutely no exceptions. Your pet is not allowed on furniture or beds and all waste must be cleaned up prior to check out. Additional fees will apply if waste is not cleaned up, damages occur, or extra cleaning is required by housekeeping. Your dog will not be allowed to use the bathroom in the fenced in back yard. Please do not allow you dog in the pool. Dog hair causes filters to clog. If you do you will be responsible for the trip charge for our pool tech to come out. Please keep your dog out of the pool. If the dog is left inside of the home alone the dog must be crated. If an emergency or maintenance issue were to arise our team needs to be able to access the home safely. Absolutely no exceptions. Failure to abide by these rules will result in additional charges.
No unregistered guests allowed in the unit; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This unit sleeps 10 people max per the fire marshal. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out & will be evicted with no refund.
This property has a 4-car maximum. Only 4 vehicles will be allowed to park in front of the property at any time. There is no parking allowed on the street or the landscaping.
We respectfully ask all guests not to move the furniture around. All the furniture must be placed back where it was found upon check in. During the checkout inspection if furniture is moved around & not found where it was during your check in additional charges will apply.
Please note we only provide a "starter pack" of amenities just to get you through the first night. As we never want our guests rushing straight to the store when you arrive. We do not provide these items for your entire stay.
1 roll of paper towels, 1 roll of toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade for the kitchen, 2 pods for laundry, (if unit has a washer & dryer inside the condo) 1 bar of soap for each bathroom, 1 shampoo for each bathroom, & 1 conditioner for each bathroom.
Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.
Failure to check out by 10am will result in additional charges. Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.
Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.
This is a nonsmoking unit. Evidence otherwise will result in a $300 fine & possible eviction without refund. You are allowed to smoke outside as long as cigarettes are disposed of properly. Failing to do so will result in a $300 fine.
This property provides a grill. All guests are required to clean the grill before checking out. Absolutely no exceptions. Upon inspection after your checkout if this has not been done you will be charged a $100 fee. Please be respectful & clean the grill after each use.
Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.
For your protection & ours, we have a ring camera on the front door and cameras overlooking the property, which records audio and video of the entrance. Do not tamper with or cover the camera. If you cover or tamper with the camera - you could be evicted & no refunds will be given.
