This is quite the gem in Tulum. We didn’t have an issue with the two free breakfast options, everyday the options were different. The prices seemed fair compared to the Zona hotelera. Tulum is pricey town altogether. Those of us who have visited know the deal. Victor was great explaining all the ins and outs of the area. I love the nice touch of having free coffee in the patio waiting for us each morning, and they even allow you to choose your time slot. The area is gorgeous! 10/10
Everything about this place is 5 stars! (The staff, our villa, being right on the most beautiful beach in Tulum) only a short walk to the ruins. Everything was amazing! We only booked 3 nights and wish we would have stayed here for our full 6 nights in Tulum, but it was sold out. We can’t wait to come back!
Staying inside the Park is much more chill than the hotel zone or in town. Villa Pescadores is a wonderful gem . Beautiful beach front property with beach lounge chairs and restaurant. The staff ~ friendly and welcoming. Victor and the front desk peoples VERY helpful for whatever you need. Villa Pescadores is definitely the top of my list for my next tulum vacation.
Such a lovely property near Tulum’s most beautiful beach — Paraiso. Nick and Vic were incredibly warm and helpful, as well as all the staff I encountered. My cabin was simple and gorgeous, with an amazing bed. Parking was super simple. Would definitely book here again.
It was beautiful. My daughter loved the yoga. The accessibility to the beach is unparalleled. The attention to detail (aloe, bug spray). The staff - so friendly. Victor at the front desk was a sweetheart. The food was fairly priced.
The ONLY detriment was the food offered at dinner. Options were limited and not very good. They shine as a beach club. Excellent drinks. But, there are great options right next door for dinner.
Please note: it’s in a national park and you will have to buy a wristband every day ($4USD) and go through a checkpoint as you come and go. You cannot arrive with plastic (like snacks and water bottles) this is a massive PLUS in my opinion. Just be prepared.
As a note, I am a seasoned traveler and I recommend this place with all my heart - it was lovely.

This was such a unique experience. The staff was friendly and attentive. You stay in a lil villa feeling like u where statying in the jungle. The access to the beach was awesome as the waters were clear and you get to view the Tulum ruins from the beach. The breakfast included was pretty good and you get to eat breakfast overlooking the beautiful beach. Beds were comfy.

Not worth the price of the hotel. From the moment we got there, the lack of service/hospitality really bummed me out. Also the prices of everything was insane. It cost almost $30 USD to get a taxi into downtown Tulum ONE WAY. There’s a fee when you enter between the hours of 9am-5pm because of the nature reservation/park. There’s only 1 restaurant at the hotel and the food wasn’t that good. We were lucky enough to walk down the beach to find another restaurant a little cheaper and better quality. The owner really needs to invest in better quality food, more hospitable staff and maybe upgrades on the rooms.
We got a free upgrade to the ocean view villa on the 2nd floor. Very much appreciated. The villa is nicely located next to the beach with onsite bar and restaurant. It also has easy access to nearby restaurants and bars by walking along the beach. The swimming pool is also a nice addition.
The property is great. The room was beautiful. Bed was a bit soft for my liking so I didn’t get a good sleep. But everything else was perfect.
I do have mixed feelings about the fact that it is located inside the Tulum National Park, which is a government protected area. For one, it is kind of confusing to get there because google maps still shows the entrance on the north side (near the Mayan Ruins) but access is actually on the south side (where Parque del Jaguar is located). So I had to figure out that myself, no previous advise from the Hotel. Then you have to pay $60 MXN per person to enter and bracelets are only good for 1 day. So you have to pay this amount everyday if you are staying multiple nights. It’s crazy that you have to pay to access the property you already have a reservation and paid for. On the other hand, this also gives you a sense of safety, since the National Guard is securing the area and also helps to keep it quiet and clean. I do think the hotel should give you a heads up about this additional cost or have some kind of agreement where you can have complimentary bracelets as part of your reservation.
The property could use a bit of repair in a few areas due to all the rain we had. The roof leaks and the ceiling fan did not function well. I will say the staff is excellent!!!Jamie is always welcoming and makes you feel right at home. The property is located inside a state park which we were not told so we were required to cross a checkpoint every day and pay 60.37 pesos per person each time we entered. Since this is a state park there is military on the premises at all times, but also keep in mind that you can no longer bring plastic or glass bottles to the hotel with the rules that have been put in place which is an inconvenience
Beautiful location!! The staff is very environmentally conscious and it’s on a nature reserve. What that means for the guest is that you’ll have to pay an entry fee to the park every time you leave and come back. Perfect for a reasonable walk to the Tulum Mayan ruins or just hanging out on the coast. There are vendors that will take you snorkeling and to Cenotes. It’s very peaceful and relaxing stay and it’s right on the beach. The facility encourages no AC usage due the day, they can accommodate your personal needs, although since it’s on the windy beach I honestly didn’t need it. Be aware that you can’t bring plastic water bottles in to the park so they do provide water for you and there is glass bottles available at the restaurant. Breakfast is great and worth getting.
