on check in if you can call it that. phoning a mobile number to gain access to follow instructions to gain entry, as a sole person i felt utterly unsafe staying here, after five minutes in the room i could not stay there. i returned home by train cutting my two day break to a end. its more like a half way house or hostel, should be removed as a b&b. disgrace.
After reading some of the negative reviews we were very pleasantly surprised. Staff were helpful and attentive and actually went above and beyond. Overall the property is a little dated and and in one of our rooms the tv wasn't working properly and in another the the lightbulbs needed replacing but it's clean, the beds are comfy and it's close to town. Would definitely stay here again.

The room we stayed in was clean, although for the 3 of us we found it was a little difficult to move around, however we managed.

Basic as it gets, no towels provided, no staff on site, you need a degree to get through security locks, strong smell of cigarette smoke.
Plus side: Close to York Minster and the hospital. Nuff said, line drawn and will not be revisiting.
I was staying in the property for four nights, spending most days sightseeing. For a double room it was a bit cramped, but for a single traveller on a tight budget perfectly sufficient. The room was equipped with an electric kettle and a mini-fridge, which was convenient for a few day stay. The room also contained a well-stocked toilet (which however needs a hook for a towel) and a shower cabin opening to a room - not what I expected but not really a problem (if you can figure out how to set water temperature). I found opening the front and room doors with a card very practical and easy. Property is in general quiet, but other guests can be heard. Most of York attractions are located within 20-30 minutes walk from the property and personally I found no need for public transport in this town, I happily hiked all over it. And a tip for future guests: on your way to York Minster you will pass Aly's Bakery: their San Sebastian cheesecake is heavenly, not to be missed!

The property is okay but a little bit old. The cleaning is in the UK standard. The place is 20 min from the city centre in a quiet and safe area.

Contact prior to my stay was a little problematic but on the day itself the people I spoke to were friendly and very helpful
I didn't like anything I was told I would be on the first floor double bed but when I got there the owner said go round the back and gave me the key safe code which opened on a bedroom on the ground floor the bathroom was moldy and dirty I am reporting it to the council environmental and hotel inspector don't go pay the extra for a better hotel
Slept here for a few hours and was pleasantly surprised by the cleanliness and amazing service from Ismail and Kay.
All were very helpful and was offered an upgraded room and parking. Thanks! I was given two codes for the main and bedroom doors which was easy enough to use and access. There were no en-suite rooms left at the time but that was not a problem as my room had a sink, kettle and even a fridge with usual tea and coffee sachets as well as plenty of towels and small individual tubes of shower gels and etc.
I will return because Ismail was so helpful! Well done!
I stayed in an ensuit room which was at backyard.
When I checked in around 3pm, some celling light bulbs in the room were not working and the room was dark.
But a staff negotiated me if they can fix the next day.
I said no, then they changed after all.
Also backyard door was not locked well and it moved and made huge sound every 5 min when winds blew.
It was really awful in the night time when the door closed with really HUGE aggressive sound.
We couldn't sleep at all.
Not only the door sound but sounds from other rooms were very clear as well.
On check out day, there was no staff at reception and we had no idea how to checkout. We needed to make a call to an indicated number but wasted almost 20-30 min.
Better avoid. We paid £160 for this experience. Not cheap.
Arrived and stood outside in the cold for 35 mins as no one was answering the phone. Finally got through and was given the pin for the door. Got told ‘My colleague left all this information in a message’ but never received this message. Two men checking in behind us never got a message either. Got moved from a double room to twin singles. Staff weren’t apologetic - made me feel like they’d done me a favour for not cancelling the booking last minute. Our room was freezing cold, so we kept waking up through the night. It also says alcohol isn’t permitted on the premises!

Nothing special, literally a room with a shared bathroom. Fairly cold but it when it’s £37 a night it’s pretty good.
