NEW Modern Guest Apartment in Heart of O4W.

This suite is new construction, finished in Spring of 2017. This is a furnished 1 bed 1 bath 700sf apartment featuring: hardwoods, granite countertops, stainless steel appliances, LED recessed lighting, remote fans, etc. that comfortably sleeps 4-6.

We are walking distance to Beltline, Old Fourth Park, Ponce City Market, Krog Market and so much more. The open floor plan merges the living with dining and kitchen area. The spacious bedroom is tucked away in the back along with full bathroom.

The space

Guest apartment is on the ground garden level. There are 3 steps into the private access door. You'll be greeted by a deep open floor plan featuring the living area, dining, then full kitchen on back wall. Please watch your step as you walk in, there is a small step down as you enter.

+Living area has a sofa bed and additional air mattresses can be added for additional guests. +Bedroom is 12 x 14 with a full bed.
+Bathroom has tiled floor and plenty of hot water with the tankless water system setup.

Parking: Street parking readily available. No permits needed. However, please do not block driveways and park in direction of traffic! ParkAtlanta is quick at giving tickets.

Hosts: We live upstairs so there may be some natural subtle noise transfer. We do our best to keep to a minimum, especially between 11pm and 7am. We kindly request guests to do the same.

SETUP: As it's new, we are in process of adding funiture, style and features. If you feel something is missing, please tell us or leave us feedback!

Guest access

Guests have their own private entrance and full access to the guest apartment. Welcome to contact us immediately for any additional needs.

Interaction with guests

We live upstairs and always available for any questions. We are young professionals working long hours and often on weekends. We may occasionally have a moment to host guests for drinks.

The neighborhood

Old Fourth Ward is the happening neighborhood in heart of Atlanta. We are proud of our diversity and mix of old, new, modern, craft, etc. There is plenty of buzz on the Beltline Trail just minutes away. Going out: you can walk to Ponce City Market, Krog Market, and much much more. Uber eats is also a great way to get amazing local food delivered to you. Just ask us for any recommendations!

Getting around

Uber, Lift and many other shared services are easily available. Uber Pool service is $2-$4 anywhere in midtown. There is a MARTA bus stop (Bus number 99) 300 feet away that can take you directly to North Avenue Station. The Airport is 15-20 minutes away by car and uberPool is $4-$10 ride.

Welcome to our wonderful house ;) When you book, you must understand the following rules:

1. All guests who are residing in the house MUST be added to the reservation. We do allow additional guests, but in order to accomodate for appropriate bedding, security measures, and wear&tear of the unit, we ask to be notified prior to your stay. Should there be evidence of additional guests, you will be assessed a fee. Please treat our residence as if it is your home and leave the place in the condition that you found it.

2. Turnover: We do a deep clean with after every guest. This means a light clean, washing all bedding, tidy up. Anything above or beyond that, we may charge a deep cleaning starting with additional $100. We also reserve right to request compensation for damaged towels, sheets, bedding, etc.

3. Late checkout: We maybe flexible if you ask early. However, if guests are still present after 11 am without our knowledge, will will charge $50 per hour for first 4 hours, and $300 after 3pm. Please contact us for early checkin options.

4. Smoke Fee: If you find ash in the house or smell smoke inside the residence after checkout, you will be charged a Smoke Fee of $500.

5. Party FEE: If there is indication of a Party, you will charge a cleaning fee of $500. If do you plan to have guests over, please let us know your intentions ahead of time and we will work with you to make sure you have the best responsible experience. There will likely be a party fee before your arrival to help with cleanup.

6. Lost Garage Remote FEE: $75. There is a sign upon your arrival. Please tell us if remote is missing upon check-in. If it's missing upon check out, you will be charged $75.

7. Noise after 11pm: If we get a call from our neighbors, or police, you may be evicted and your booking will not be reimbursed. Furthermore, we reserve right to fine $50 for every person not registered as a guest.

8. Damages: Broken Glassware, damaged sheets, or towels: While we do understand accidents happen, we want to know about them ahead of checkout. Please tell us of damages. If you don't, we may assume you are hiding them and charge you accordingly to their cost plus a $90 management fee.

9. Major damages or missing Items: If there is damage, please be responsible and let us know immediately. If you hide broken or missing items, you will likely be charge a management fee of $90 in addition to the cost of missing item.

10. Left Items after checkout: Cost of Shipment plus $25 fee.
