Terrible overall, we did not stay. Left upon checking in. The front desk was helpful Very hard to find the reception upon arrival. Is a huge complex, shared with other hosts. It is more like residential buildings, looked very creepy and unsafe. Very outdated, old…. bad crowd everywhere, like street trash….the room was with no double queen or king beds…. old apartments We left right away

The only good thing was the pool. But no life gaurd and over crowded. The suite was incredibly dirty so many horrible things to say about this hotel. Management is digustingly rude by far the worse hotel i have ever stayed at. Reception closes for a part of the day everyday!!! So no one is there to deal with any issues. Staff is so rude, my goodness it was the worse experience!!! No lighting in the halls that are barred up its scary and teenagers hanging out in the halls until late did not feel safe at all! ***beware***

Didn't like anything , the rooms are tiny , there is no aircon, and the room which has a double bed in it, is no bigger than a cupboard it has a fan ,but the cord doesn't reach the power point, what a joke!!! The photos are nothing like whats advertised, the gardens have weeds everywhere and dead bushes , its a 2 star property should be named fawlty towers. there are better properties for the price.

The best thing about this place is their proximity to the beach. A quick walk gets you there. The hotel did not work for me. We arrived late and there was no reception. We had to wait for security guard to start working 45 mins later to get our room key. We tried calling the number left on the wall and they placed us on hold and never came back on. The room was fine. Lots of sleeping options. The beds were hard as a rock, no AC and a heat wave made the room very hot. Their was no ac in the room. Most uncomfortable sleep ever. I couldn’t wait to leave. We stayed 4 nights. They only gave us 4 sets of towels for the 4 of us. We asked for clean towns they said no Only one set per stay. We ran out of toilet paper and we asked for more and they said no. Only one role per stay. We had to purchase our own. There was not a convenience store on site and had to find grocery store to get some supplies. It was pretty far. The hotel is not located conveniently to shopping that we new of. The view from the room was nice. The pool life guard was nice, but the woman at the front desk was indifferent to us. It was not a preferred stay for us.

STAY. AWAY.
The rooms are so exaggerated from what appears online than actuality. Room smelled like smoke, dirty and after discovering there is NO AIR CONDITIONING for the largest unit I reserved (6/7 people/Sea View), I advised them I needed to leave before I even unpacked. They (the Manager who eventually I had to talk to over the phone since NONE of their staff spoke English) would NOT refund my money despite all of these reasons (not to mention I had a guest with me who had a serious health condition). And I paid for it all upfront. Unless they agree to change their position on a refund, I plan on complaining a whole lot (and not just to this hotel but with any other travel bureaus I can identify that promotes this property).

At first we walked in felt like abandoned place,the staff is just there to handle the keys and helge list of extra charges. Reception is open couple hours in the morning and evening then if you need anything at all you will never see any staff on the place. Paid 5 nights just stayed 2.wast of money as I had to pay other hotel

Ugly place, lying staff Avoid!!!!!
Just bad terribly bad our flat for 2 adults plus 2 toddlers was so small even for 3 days it was a struggle. The staff was supposed to be open at 9 am according to Expedia they didn’t show up until 3 pm. I confronted the staff and they lied saying it was indicated they would open at 3 pm and of course it wasn’t.

Convenient location
The hotel is ideally located to good train links and bus stops. Convenient eating places a few minutes away and sea as at your doorstep. Swimming pools at the hotel were great for families. the cafe by the pool was disappointing - staff was a bit rude because we wore our bathing costumes (although the cafe was right on the pool side!). Hotel Desperately needs upgrading. Rooms are a bit small and wifi isn't great.

I was utely shocked !!!!!
I was utely shocked when the receptionist showed me our room. First of all the hotel need a major fix up and freshener up. It look very unkept, rusty and old. The hotel looked sad. The reason I booked with Expedia is because you are a very well known and professional company but I was very very disappointed. When they showed us the room I was shocked and I actually thought that it was a joke. The room was on a basement with no air con and no view. It felt hot as an oven. The room was clostophobic, small with no air. But, It got worse .... .... the curtains had holes and the toilet was so rusty.... it was inhabitable. We then asked for a different room and we were charged another €70 euros We were disappointed to find out about nice boutique hotel closer to Canes that were charging €50 per room and with impeccable facilities ( WITH AIR CON) We were 3 staying in on this room and it was unbearable to say the least. It was horrible, horrible to say the least.... On top of that I had my friends frequently reminding me how awful was that hotel. I am so sad angry and very very disappointed to say the least. The temperature in south of France, was very hot and we were boiling on that room. All 4 of us could not breath, and sleep for 2 nights and we have arrived in the Uk all very unwell. I have stayed on Pierre Vacance .....BUT.....this one was special. I am angry, sad and frustrated to been sold a holiday from tell Looking forward to hear from you Flavia

This room stated on the website that it could fit a family of 4/5 people, there was only 3 of us and we only just fitted. You had to close one door to open another it was that compact. The balcony screen was broken, which would have poised a problem if we had had a small child. The beds were the hard.

Not as bad as people make out.
The hotel is essentially a self catering apartment, extra bedding is provided as well as a brush so that any room maintenance can be done yourselves. The room also came with a well equipped kitchen including a dishwasher. The hotel is actually owned by a well known holiday company, I am not sure if I can name it on this site so I will call it middle parks in the hope people can guess. The stay is exactly the same as one of these resorts, basic but clean. It should also be noted that the hotel gardens and pool were very well kept, the pool was cleaned twice a day and we saw a team of gardeners constantly ensuring the landscaped gardens are kept in check. Unfortunately there isn't a great deal to do in Cannes-la-bocca, restaraunts are limited but there are some ok take-aways. The train station is a 10min walk which can get you into Cannes central in 3min or Nice in 40. Overall I wasn't disappointed and we had a great stay.

Do not let the photos fool you...this place did not look anything like the nice photos. Very small, too many doors blocking the hallway, no wifi but you can pay for it...paid and had it work for about 10 minutes then it didn't work the rest of the trip. Doors were tough to close, had to slam them. Bring your own toilet paper as the room supplies one roll and if you ask for another they will say no. Will not stay here again and will not recommend to other travelers.

Good location, next to the beach. There is a train line beside the hotel but you tune it out after a while. Handy for travelling to Nice, Monaco etc. The pools are lovely. The staff are helpful. The rooms aren't cleaned, you have to clean them yourself. Nice restaurants around, but expensive. Would recommend going into Cannes- the local bus is €1.50 each- more choice there. Plenty of take aways nearby.Would definitely go back.

We stayed nine nights, upon arrival the apartment was clean and had a nice view on the sea and the swimming pool.The first 6 nights were fine, even though the resort is a bit noisy and you can hear the people living on the flat upstairs and the ones coming back to the flat. We had a leak from the ceiling in the bathroom that we reported straight away and we had been told that someone would come in the afternoon but when we came back at night there was no sign someone came. On the next day we went back to the reception and asked to move flat while they repaired the leak as it was leaking more heavily. They did not accepted our request saying someone would come straight away.... one hour later. As the reception has limited opening hours, when we came back at night, we just noticed that someone came to the flat. Later that night, we found ourselves without electricity, probably due to the leak, from 1am till the moment we checked out at 9am. The receptionist was sorry, but when asked for a refund for the last night said that as we paid on hotels.com there was nothing she could do. We then asked for the phone number of the customer service and have been told that we could try but they are very difficult to get in touch with, as if to discourage us to call them.
