What a shame. The hotel pictures look fantastic but they are extremely out of date! There is no bar, no restaurant and very little comfort.
The towels look lovely on the photo but they are now very old. The room had not had a deep clean in a very long time and I had to evict multiple ladybirds.
The location is not found if you search by post code and so make sure you check.

Basic & Clean - Dawn makes the stay unforgettable
The hotel is basic and tired and could do with a paint brush and handy man in place.
Our party stayed in rooms 18 19 & 20, they were all very clean.
The staff were fantastic there isn't a smiley face icon to describe the Amazing Dawn!! She makes you feel welcome the moment you step over the door and goes above and beyond to make your stay memorable!!
Great location if you are wanting to do the real ale trail in trans pennine trains and we'll definitely be rebooking next year.

Lovely place, nice and quiet but very local to the centre of Batley. Mike & Tony couldn’t do enough for us, wonderfully friendly and helpful.
Room was comfortable and clean, beds were comfortable too.
Shower had excellent water pressure.
They were also able to accommodate a full vegetarian breakfast which is a rarity in a lot of places. Just managed to get a photo of it before my husband demolished it!
Would absolutely stay here again.

Stressful and a large chunk of the night wasted
We arrived at the property and checked into the room. A few minutes later, the nice gentleman from reception came up and said we hadn't paid. We had paid up front on hotels.com so I walked back down to reception with him to discuss this. I showed him the booking confirmation and that it was paid on my account on hotels.com. Apparently this was not evidence enough and the discussion went on for some time while he tried to persuade me to pay again and then get a refund for the first payment from hotels.com. Absolutely ridiculous. In the end I rang hotels.com (it's not easy to get through to someone). I had the person on loudspeaker and he confirmed the payment had been completed. The guy on reception still said he couldn't see the payment. By all accounts the hotel receives a voucher from hotels.com and for some reason the voucher wasn't working. I said so many times that this was an issue between hotels.com and the hotel. I've paid. I've got evidence of payment and provided that in several forms. This conversation took nearly AN HOUR with me trying to be fair but also becoming more and more frustrated. I was even considering walking out but even then it wouldn't be a solution as we'd be worse off. We decided to take our dog for a walk for an hour and a half as I discussed it with my other half. When we arrived back it had been sorted. Something to do with the initial date having been changed (due to Covid) meant there was an issue on their system.
A very relaxing time. Thank-you see you again soon!!!

A slightly tired establishment is redeemed by 'Dawn' the receptionist/breakfast waitress/cleaner/etc - a tireless lady for whom nothing was too much trouble. My tip to the owner: sell some of the land and use it to upgrade the building. (An irritation for me was not being able to get radio stations via the TV.)
I booked this for our parents and they absolutely enjoyed their stay. Location was perfect and the rooms were clean. Only thing we would say is the price for one night should include breakfast. It will be so convenient. I would highly recommend this hotel.
Comfortable hotel in nice grounds. The staff were all very helpful. It's relatively near the dewsbury and district hospital where I was working and is a good place to stay for shifts there. Decent price. The only negative is that the bath/shower had a screen which didn't stay in place and left a pool on the floor of the bathroom. Didn't bother me too much as I had slippers but could cause damp if not remedied.
Bathroom fittings broken. Bathroom door broken. Blinds broken. TV didn’t work. Notice on front entrance to say no smoking there but people including staff were smoking there, pile of cigarette ends by door. Our room was above this and there were loud voices outside in the early hours. Bedding and towels flat as a pancake. Overpowering smell of bleach when we entered the room. Dirty cups not removed. We were booked for three nights but could not face the third night. Staff friendly.
The hotel is in need of repair. Cracked tiles and tub, door handles missing on cabinets and drawers, stairs are uneven and difficult to walk on. No water pressure to speak of in the shower. Toilets difficult to flush. Lamp shades cracked and in need of replacement. Windows cracked, blinds do not close well. No fans in bathrooms. Staff didn't explain any rules upon check-in. The only good thing was that the beds were comfortable.
Absolute disgrace and a waste of money, false advertisement at its finest. So we checked in got our key and when we got to the room the state of it was absolutely disgusting the bed wasn’t made and there were used towels on the floor and to top it all off there were two pillows missing and it was freezing cold. And a crack was in the window. Anyhow we went to reception and complained the man on the desk was extremely rude he showed us another room upstairs which looked half decent then he turned round with the absolute cheek he had and said “ok give me £20 now quick”. As you can imagine my reply wasn’t the best. we will never ever book here again and word will get about what a waste of money dirty rooms and rubbish attitude from staff!!!
The Room was Basic, with a very nice bathroom. The window
blind was broken. My wife has a knee joint that does not work,
and she struggled to climb the stairs,there is no lift.
My wife and I both had full English breakfast and we both left the
bacon, it was discoloured and burnt.
Hotel was easy to find, set in a peaceful area. We were staying in the Cottage, which was spacious and quiet. Set in the gardens of the hotel. Bedding was good and everywhere was clean. Would be great if you had children, you could see them in the garden from most of the room. Tables and chairs provided outside. Massive cooked breakfast set us up for the day
