Entire house will be available. No access to the garage or downstairs room.
MAXIMUM number of guests allowed is 6. The maximum includes infants and toddlers.
There are 2 queen beds and 2 twin beds plus one sofa bed.
Charming & cozy 3 bedroom 2 bath home on quiet 1.1 acre lot. Views of snow-capped mountains, Ponderosa pine trees, rock outcroppings, and wildflowers. Enjoy your morning coffee or relax after a day of hiking on one of 2 furnished decks. Elk & deer can be seen from inside cabin on a regular basis. Deer come through the yard frequently and often rest under the porch or in the backyard!
The property is large, over 1 acre to explore, and provides ample space in the large fenced yard to play outdoor games or to have a barbecue on the patio with family and friends.
**Please note - if you are staying here in the Winter months, you will need snow chains! The driveway is steep and slippery if covered in snow. Potential snow anytime from Sept-May. We snow plow the driveway in between guests, but it is still very slippery.**
This beautiful home offers 2 spacious living areas with comfy seating arrangements. The 2nd living area also offers a sleeper sofa for additional sleeping space. While you are relaxing, enjoy the big screen TV with YouTubeTV, Amazon Fire TV, DVD Player, and WiFi. The wood burning stove/fireplace offers a cozy space to gather and stay warm.
Enjoy the well-equipped kitchen with beautiful maple cabinetry. Make yourself a hot cocoa or enjoy your Cappuccino from the Keurig machine or enjoy a delicious meal here.
Master bedroom. It has a brand new Serta 12” gel memory foam, medium to firm firmness, Queen-sized mattress on a log bed with a beautiful bathroom en-suite.
Bedroom 2 has a Serta pillow-top (softer support) Queen-sized mattress on a log bed and Bedroom 3 has 2 single-sized beds also with brand new Serta mattresses. Bedroom 3 is designed for children or teens. There is another lovely full size bathroom with jetted tub for these bedrooms to share.
Short, 7 minute drive to downtown Estes Park for shopping and dining!

Payment: Cleaning fee of $195 will be added to the rental total. If you pay by credit card, please note additional fee of 3% will apply. We will cover the fee for the initial payment, however, if you choose to make additional payments via credit card, those fees will be charged back to you separately. 25% of total rental fee is due at time of booking to hold reservation. 25% due 60 days prior to arrival. Remaining 50% due 30 days prior to arrival. Cancellation and Refund policy is described in Rental Agreement.
Damage deposit of $750 is not charged unless there is property damage or incurred fees (credit card fees) during your stay.

RENTAL AGREEMENT AND RENTAL RULES: Please review these documents before you book. They are uploaded to this site. You must agree to the rental agreement and house rules before your booking is confirmed with VRBO.
CANCELLATION & REFUND POLICY:
a. 100% refund of any rents paid if reservation is cancelled or changed 60+ days prior to check-in date.
b. 50% refund of any rents paid if reservation is cancelled or changed 30-59 days prior to check-in date.

Insurance: We encourage all renters to purchase travelers insurance in case of unforeseen circumstances, accidents, or other issues that may prohibit Guest from traveling or fulfilling rental terms. It's worth the cost! Just get insurance!
