Welcome to the Salty Seahorse! Perfectly located less than half a mile to the beach, this welcoming Jamaica Beach retreat offers two beautifully furnished bedrooms, a spacious bright and open living room and kitchen, and a full bathroom with large floor to ceiling tiled shower. Enjoy the expansive deck for grilling and sun-bathing, the large downstairs recreational room with a half bath, and the outdoor entertaining and bar area next to the 32ft X 16ft X 4.5ft deep pool! Pool not heated.
You will have everything you need in this open concept coastal home! Fully equipped kitchen with a table that comfortably seats six, a Kuerig Duo coffee maker (pods and ground), 65" 4K TV in the living room with plenty of seating, 50" 4K TV in the master bedroom and full-size washer and dryer.
For a comfortable stay, maximum five adults. Maximum number of guests is eight with children.
The indoor downstairs recreational room and outdoor entertaining space add SO much to this amazing home! Rinse off in the enclosed hot water outdoor shower after a day at the beach. Cool off in the large private pool during a hot day! Enjoy a game of foosball or darts in the air-conditioned room. Enjoy cocktails at the outdoor fire pit table. The options are endless!
Note that the downstairs is not connected to the upstairs so is not suitable for unattended young children to stay.
Guests must be at least 25 years old to book, able to provide government issued photo ID, and have completed the verification process on Airbnb.
The unheated private pool is typically available (warm enough to swim in) between April and September (exact dates based on weather). Note that the community pool does not open until Memorial Day weekend and closes after Labor Day weekend.
Fully house trained adult dogs are allowed to a max of two and max 60 lbs each. $40 fee per dog per booking - $70 for two dogs. I ask that pets stay off all furniture and are cleaned up after in the yard (doggie bags provided!). Note the property is fully fenced.
Please review the pictures and the size of the single convertible chair beds as they may not be preferred for all adults.

ADDITIONAL FEES
An additional fee of $50 per night per person will be charged if the number of over night guests exceeds the number on the reservation.
An additional fee of $100 per pet will be charged for undisclosed pets.
An additional fee of $200 will be charged for smoking inside the house either upstairs or downstairs.

Check In/Out - Check in is at 4:00 PM and check out is at 11 AM.
Keys for the downstairs can be found in the drawer next to the stove. Please ensure to return them at check out.
Child Safety - Parents must not leave children unsupervised and are fully responsible for their safety at all times.
Child Safety - Bedroom windows are low to the floor and slide open on both sides. Please keep the windows closed and locked while children are in the home.
Quiet Time - Jamaica Beach quiet time is between 11 PM and 7 AM. Please be respectful of the neighbors as there are many full time residents.
Visitors - No unverified guests (not on the reservation) allowed overnight. Additional fees above the regular $25 per night per guest will be charged for unverified overnight guests. Maximum combined guests and visitors during the day is 10 including children.
Smoking - Smoking is permitted outside only. Please use ashtrays provided (stored in the pantry and downstairs on the bathroom shelf). $150 charge for smoking inside upstairs or downstairs.
Pets - undisclosed pets will result in additional charges or eviction without refund.
Lawn care is done every Thursday morning. Please keep dogs inside the house or on the deck while the backyard is being mowed.
Guests agree to pay for damages exceeding deposit.
HOME INTERIOR
Home has Nest thermostat that is set for 70 -72 degrees. Please keep the front doors closed and feel free to adjust for your personal preference.
The kitchen counter is made from a material that damages quite easily. Please use the cutting boards provided and do not put hot pots or pans directly on the counter.
Note there is damage to the kitchen counter by the sink. New countertop to be installed in September.
Use garbage disposal with care - no food with skin, bones, coffee grounds, egg shells, grease, potato peels.
Please wipe up liquids on the laminate floors in a timely manner and do not wet mop.
Please hand wash the knives in the knife block as they are not dishwasher safe.
No food in the bedrooms. $25 cleaning fee for soiled comforters or mattress covers.
Only toilet paper in the toilets and only water in the downstairs sink please. $75 fee for clogged toilets or sinks.
A playpen and highchair are stored in the king bedroom closet for your convenience. Please wipe clean after use.
Note that although the house is regularly sprayed for insects, it is inevitable that guests will encounter them in the recreational room.
Please keep the downstairs doors closed and keep the AC on cool (snowflake setting on the remote) and temperature at 75–77 degrees.
POOL & BEACH
The private pool is available for use from approximately mid March to mid October depending on weather.
Please do not adjust or change settings on the pool pump or hoses.
Please use the ladder only to enter and exit the pool. Do not sit or climb on or over the pool sides or corners - applies to adults and children.
Pool and beach toys, beach chairs, children’s life jackets and a small cooler are provided for guest use. Inventory is done with each reservation and guests will be charged for any missing items.
Note the pool is professionally cleaned every Monday and Thursday during the summer months (weekly during other months) and it is advised not to swim in for at least an hour after.
PATIO & DECK
Cushions for the deck seating can be found in the main living area.
Please do not remove the loungers from the deck.
Barstools for the outdoor bar are stored downstairs inside between the set of double doors that face the pool.
Cushions for the fire pit table chairs can be found on the barstools.
Please be cautious when using the propane grill and propane table. Do not put the fire pit lid on while the stones are still hot and remember to turn off after use. Note that the dial needs to be pushed in while pushing the ignition button in order to start the fire on the table.
Grill - Please clean the grill after use. Tinfoil is provided. Exchange tanks are available at Valero or the convenience store next to Buccaneer Drive. Guest can provide copy of receipt for reimbursement.
PLEASE notify the host ASAP if anything is damaged during your stay so repairs can be done prior to the next guest checking in if necessary.
CHECK OUT
Load and start the dishwasher.
Put the single mattress toppers away and put the convertible chair beds back to their original locations.
Leave all linens on the beds (unmade) and place dirty towels in the shower.
Put all bagged trash in the trash bins located at the end of the driveway. Note garbage pickup is on Mondays and Thursdays.
Completely empty the refrigerators and cupboards of everything you brought with you.
Put all beach, pool and household items back to where they were stored.
Pick up and dispose of dog poop. Bags can be found in the pantry.
Empty and clean ashtrays.
Check to make sure you do not leave anything behind.
Turn off lights and close the blinds.
Lock the downstairs doors and return the keys to the drawer next to the stove.
