It was okay.
Hotel itself is weird. I did love the location due to how close it was to the main attraction and downtown. A lot of food options around. I did find stains in the bed sheets, and on the towels. Pillows might need to be upgraded due to how flat they are. Shower water would take a couple minutes to get warm, if too hot and tried to change it, it’ll get really cold and take another couple minutes to get warm.

Modern bait and switch
This was bait and switch. The address that I was given was not the address that the room that I stayed in was in it was the building next-door. It was not modern. It was not clean. It was horrible and it was dirty. They did not give me an exact unit so when I got there, I couldn’t find it. I let them know in advance. I would be there at 2 o’clock. No one was there to let me in until 245 after I made three phone calls. The code they left me in the instructions with no unit number was not the code to my building either. The photos in the ad of the front of the building is not the building that I was put in. This was not a good experience. It sounded like there was a kitchen attached my unit there was no kitchen attached to my unit. The only thing that was good was the breakfast was served. And when that was served, they said no one was supposed to be in the kitchen. So there was no kitchen. Horrible.

Cozy place and close to museums.
Great place to stay for any size group. The breakfast was delicious and fresh. Hosts were just the best. We will be coming back

The staff was very friendly and kind. I enjoyed the large space. The building and amenities are old but fully functional. TV downstairs remote was missing so I couldn’t watch A TV downstairs but the TV in my bedroom worked great. The neighborhood is delightful and charming. Breakfast table was set and done with care. Overall it’s a great place.

Quirky, beautiful architecture with great common spaces. Lots of stairs, which might be a problem for people with mobility problems. The hosts were fabulous, the breakfasts were good. We plan on returning when we are in Houston.

Odd place but functional
The thing to remember about this place, it is cheaper than everything else. So, it is basic furniture and breakfast is weird with everyone on one table and only eggs as the cooked food, but you get what you pay for! The most annoying thing is that they email you in advance to ask when you are arriving but clearly don’t look at the response. Any issues and you are told ‘you can cancel’ in a way that implies they might cancel your reservation! To be fair, they didn’t but it was a very odd interaction. I got the impression that people do cancel once they arrive. However the rooms were clean, bathroom very clean. I was confused about the number of towels we had but then realised the rooms are not cleaned during the stay so they given extra at the beginning. The duvet cover was stained but wasn’t needed due to the temperature. Parking was fine on the drive and location was good.

This is located in an older urban neighborhood. We wanted to be close to person we were visiting. We chose the "economy room", so it was nothing fancy, but clean with bed and bath. Very nice breakfast. Owner and staff very nice. Would stay again.

This place doesn't deserve the rating given. It deserves less!! It was deplorable. We saw NO WHERE in the info that it's a shared space for 1. The parking in the courtyard is tight to say the least. The grounds outside is terribly unkempt overgrown full of debris and looks like a storm ravaged the area months ago. Smelled of mildew and mold. Kitchen and stuff in cabinets were filthy along with dirty dishes in the sink and trash stacking up in trash cans. The terrace was rickety dry rotted and unsafe. The room was small. If the bed was supposed to be a queen it was on the small side more like a full. We were supposed to have a standard king. The bed looked like someone just rolled out of it pulling the sheets back. Something in the air of the room made us cough and sneeze. The bathroom was dirty. The vents cacked with dirt. Shoe prints of what looked to be a size 8 or 9 mens wide shoe printed all over the floor. It looked like the upstairs flooded. They did some quick patch word with products that didn't match with what was there and didn't know how to use apparently cuz it was all lopsided. Surprisingly the shower looked fairly clean. It would've been nice if the towels and bedding were as well. The final straw was the dead cockroach under the bathroom sink. Needless to say we never unloaded our gear to stay there. We tried to find anything nice to say about it. The shared common living area was cool looking for the most part. The owner accused us of being unappreciative

We loved our stay at Modern B&B
We very much enjoyed our 2 nights at Modern B&B. Lisa is a very friendly and accommodating host. After checking us in, she gave us good information about the area. Our room was comfortable, clean, and quiet. Both mornings, Roxanne prepared us breakfast. One morning we had homemade quiche. The next day we had a delicious fresh omelette. In addition, there was fresh fruit, home made granola, yogurt, coffee, juice…. It was all so good. It was fun visiting with other guests. We loved the area. We saw a lot within a walk of 30 minutes or less. The Menil collection is a must see. There are so many good restaurants. We also wandered through a beautiful neighborhood with large, classic homes (mansions).
