Horrible
I should have paid attention to the reviews...This place is a dump. In our first room, the bed was unmade. Didn't make further inspection. Second room was at least ok. Cigarette burns on bed cover, shower curtain has a hole in it. Surround has multiple breaks, cobwebs, hallway filthy. I can't imagine Choice Hotels allows this place under their umbrella.

i was scared by the amount of insects and the fact the window didn’t shut. i was off put by the smell of smoke, the blankets had holes in them and the walls were growing mold.

Crack pipe
Found a crack pipe under the bed that was neat. I really needed to shower but the bathroom was just good awful and dirty. Cig burns in the blankets We were in town for a chiefs game so the good news is ONE room only cost $410 plus $100 deposit that I did get back. The deposit thing made me laugh because there is not much one could do to make those rooms worse.

The property was in poor condition and appeared neglected. The bathtub in my room had several large rust spots, which was quite disappointing. As a travel agent, I could never recommend this location to my clients.

This has become our go-to stay when visiting family in Kansas City. Located in an industrial/rail yard area, it is quiet, off the beaten path, without much foot traffic. Located nearby are dining options, convenience stores, and fuel stops. Our room was exceptionally clean and comfortable. Safety is enhanced with indoor access to rooms. Bed and shower linens were clean; mattress was very comfortable. Room decor has been updated. The breakfast area was fastidiously clean, uncluttered and spacious. A warmer was kept filled with pancakes and other continental breakfast items were available as well including cold cereals and instant hot oatmeal. Our room microwave and mini-fridge were very clean and functional. The desk and housekeeping staff were courteous, friendly and helpful. We are very satisfied patrons and will definitely be staying here again in the future. Thanks so much for your efforts to provide such a pleasurable motel stay!

Price and location good but had some opportunities
So we got the property for a good price and the location worked well for our adventures that weekend. While the front desk staff was courteous, the property had a strong odor that was not pleasant within the hallways. Our room was okay, but could have used some additional cleaning. The exterior could have used some TLC, as well. Final comment; we had messaged the property over a week out to our stay and never received a response.
