Tides #304 features fabulous direct Gulf views from the Living Room, Kitchen, AND Master Bedroom!! This updated condo has fine furnishings in a comfortable setting with flat-screen TVs throughout. The kitchen is fully equipped should you wish to dine in after your day at the beach. The master bedroom features a king-size bed, TV and DVD player. The master bath has a jetted bathtub and huge walk-in shower. The second bedroom has twin beds and TV. Secure WiFi and a washer and dryer are available in the condo.


Immerse yourself in the beauty of the soft white powdery beach and clear emerald green waters just steps away from the condo. Our beach was voted the #1 Best Beach in the nation by Southern Living magazine! Seasonal daily chair rentals are offered along the resort’s 600 ft. of private beach. Relax by either of the two beachfront pools or enjoy your favorite beverage from the Tiki Bar or lunch at the Blue Dunes Grill.

The Tops’l Beach & Racquet Resort is a 52-acre private gated community, which offers special amenities such as a sun deck, gas grills, putting green, and shuffleboard. Fine dining is available at the onsite Ocean Club Restaurant. Its great location puts it close to Baytowne Wharf and Grand Boulevard in Sandestin, with tons of shopping and top-rated restaurants and the nation’s largest outlet complex, the Silver Sands Outlet Mall.

***The Elevator Modernization Project will begin with Elevator 3 on August 5th. 2024. Each elevator will be completed before moving to the next and it is expected to take 14 weeks per elevator. If the project goes as planned it should be complete before summer 2025. During the project, there will be portions of the parking lot blocked and storage of items in some of the garage bays. We will provide updates as this project progresses. ***
***The pickleball court conversion and basketball court resurfacing project is scheduled October 7th through October 21st. For Safety, during this project, the pickleball and basketball courts, as well as, the putt putt will be closed. The pool and shuffleboard courts will be available. Regular updates will be provided

Feb vacation

The king bed needs to be upgraded; mattress and bedding. Picture showed two lounge chairs on porch. One of the things that I was looking for when looking to rent. The pool that went with property not open. Gates to ocean access locked until 9:00 when people want to get out to walk early. I didn’t like the fact that you rented property thru one place then turned over to another. Also, wouldn’t accept American Express.

A bit disappointing this year

This was our 2nd year at Tops’l Tides. We love the location , amenities and the property. Unfortunately the dryer in 304 didn’t work during our entire stay. The management company was communicative at first but they did not resolve the issue. I have asked for a credit or some money back and they have stopped responding to my text messages. I called today and was told someone would call me back. Based on the experience, I’m not hopeful that I will hear back. The location of this room is perfect, directly facing the water and right above the pools. The unit is in need of updates and deep cleaning. The carpet feels grimy, there is active mold in the master bathroom shower that wasn’t cleaned prior to our stay, light bulbs were out, the couch was very dirty, there weren’t pillow cases for all pillows, the sliding closet doors don’t slide easily, the TV in the living room was not easy to operate even after following the provided instructions. The coffee table in the living room has claw feet and all 5 of us thought we broke toes at some point. Not as great of an experience as last year. I would stay at Tops’l Tides again but most likely not in this unit or with rooms associated with this management company.

My family and I had a wonderful time!

We really enjoyed our stay easy access to the beach and pool area. Close to all shopping areas and restaurants! Our sink was clogged and they sent someone out right away to take care of it. We just wish we could have brought our little Fur baby. Other than that we had a great time!! Wonderful view of the ocean from the bedroom and balcony!

Highly recommend this room and area. The location is perfect! This is my second time to stay at the Topsl Condos and I was even more impressed this time around. The view of the ocean is phenomenal. The place was spacious and clean! Easy access to the beach and amenities. The beach bar is convenient and worth the money. Topspin is down the walkway for food and makes for an excellent breakfast spot, very friendly staff. The staff gave 10/10 restaurant recommendations. If you’re thinking about booking a vacation, this is THE spot!

I chose this property for my daughters high school graduation trip. The grounds are beautiful and well maintained. This unit is beach front with a beautiful view of the pool and beach. Very convenient. I can’t say enough about how nice the unit is decorated and supplied with essentials. We will be booking this unit again!

LOVED IT

We took our two toddlers for a family vacation. This condo was perfect for the four of us. Can’t beat being on the 3rd floor, the pools were great and the beach was a dream! Crystal clear water. Our a/c didn’t work the first night— turns out the breaker was tripped, even so we slept great in the comfy beds. Dryer is definitely older and not very efficient (takes several cycles). Also the water in the master shower was difficult, either cold or piping hot— not saying this to deter anyone but it’s nice to know what to expect! Other than that the place was great. We will definitely be back!

Great Location!

The location was perfect, especially since we had a 16mo old with us and I could easily put him down for a nap and look off the balcony at the rest of the family at the beach or the pool. I didn't feel like I was tucked away and unable to see the fun. We did have issues with the fridge, even after double checking from a previous review. It would not cool our stuff upon arrival and we were initially told by the girl checking on us via text/phone that it was because we had put a bunch of stuff in there and it would take a long time to cool. However, the next day, it still was not cool. This was beyond frustrating to have to deal with upon arrival, especially with two little ones! They were prompt in checking-in with us and getting the issue resolved. I appreciated the fact that they were calling and double checking with us from our 4pm check-in time into the next day. We also had an issue with the AC not working. However, this was after we had done 2 loads of laundry and the breaker tripped! I was instructed over the phone where the breaker box was and was able to see that it had tripped and it started running again! One last note as a Christian family, there were two budha statues in the house! I found this to be completely inappropriate and moved them to the closet, out of site! Definitely not a way to "decorate" the condo!
