First of all, the property wasn’t as bad as some people were saying. The views were spectacular and room and bathroom was clean. There was a slight musty smell but it wasn’t that bad, I turned of the air for a few hours and it didn’t seem to be bad after I turned it on.

Don’t stay here.

Location was great, but that’s about it. Our room smelled of mildew and the carpets were wet and remanded wet our entire stay. There was also mold on the walls. The room looked like it had never been deep cleaned especially the flooring as well as having cracked bathroom tiles. The outlets were hanging outside the wall.

Rooms were dirty, and room service was awful. Only perk was that it was close to the beach and main attractions. But we will not be staying here again. There was weird odors in the staircases/hallways and the rooms carpet was mildewy. Definitely needs some upgrades like a lot of motels and hotels in OC. It’s honestly very sad that most places in OC want to charge so much money and the rooms/facility is mid and dirty.

The blind was falling down and there was food still in the room on the floor. The listing said that there was a balcony for the room but the balcony was actually a community balcony with some chairs placed on it. Also, having no elevator was a tad inconvenient for being on the 3rd floor.

kinda run down, rooms had a damp feeling to them. have to check in at the dunes since they are all the same property. very tight spaces around the pool area in front of rooms. pool needs an update as it looks very worn out and the chairs are all beat up

Overall the experience was good… there was no elevator and no private balconies… tv channels were very limited and not very kid friendly … but the view was great and the service was really good and the room was clean!

The room is old and dirty. It’s so moist in the room. We can’t even get in. We have been locked out three times. Can’t get a hold of anybody to come unlock the door. I would never never recommend this place. It is nothing like the picture showed this was very deceiving, and I would never come back here again

The view of the water from our ocean view room was beautiful, but honestly, that's about all this hotel had going for it. The images shown of our room were totally inaccurate. In reality, the room was musty, old, and falling apart. The "balcony" is actually just the walkway in front of the rooms. Check in was ridiculous and left us searching for the right place to check in. Then, we had to hunt to find how to get to our room on the 2nd floor. Luckily, another tenant saw us and explained how to get up there. They had the same issue and the only hotel staff we saw weren't able to speak English and therefore were unable to help. The staircase was in a cramped outdoor walkway (tunnel-like) between the 1st floor rooms that smelled like urine and had water from the a/c dripping. No elevator, so be ready to lug all of your beach gear up 2 or 3 flights of stairs. The listing states that it's a minute walk to the boardwalk, which is true, but it's at the end of the boardwalk, so another 20+ min walk to get to the stores and activity. I would say this is a 'you get what you pay for' kind of thing but the price difference wasn't enough to make this worth it for us. All of that being said, it all depends what you're looking for. There's a bed, a shower, a toilet, a/c, and a beautiful view of the ocean if you stay on the 2nd or 3rd floor. 1st floor oceanfront, you'll only see the dunes.

Quiet and beachy

Motel is seated right at the end of the boardwalk. It’s a quiet place. The beach access is right there. The room was large for space. Although the bed skirting and the floor looked dirty. Trash was removed daily and towels replaced everyday. Everything we needed was within walking or we took the bus. Staff was kind and check in was in the Dunes hotel.

Not at all as pictured or initially reviewed. I did not have high expectations, but the room smelled terrible (moldy, dirty), old and broken bathroom tiles and furniture (just visibly - I did not dare touch or sit on anything). Seemed like homeless placement; lots of people just sitting outside the door and area to what was supposed to be my room. Immediately left, secured a new place, and cancelled this location. DO NOT WASTE YOUR TIME OR MONEY. Front desk staff was okay. Tried giving me a hard time about cancellation/refund policy, but thankfully was able to cancel through Expedia. Had to explain over and over again that if the place was ad advertised, I would have stayed but could not possibly leave my daughter and her friend in that area, even with me being around. NO NO NO!!!

Just Right for our weekend.

Older hotel but worth the $$ Right on the boardwalk and walking distance to restaurants, mini golf, shops and steps from the beach. Went for a long weekend and was great for what we needed. Only downfall was no elevator so being on the 3rd floor taking up luggage was no fun. 🙃 Will stay again.

The is very musty smells like mold everything felt damp even our clothes that we haven’t used, even if you had a “do not disturb” sign out on the door the maids still opened ur door and looked in ur room i seen that happen, will never go back
