Never Again
Edgewater Resorts security man was horrible at night. Condo not what expected… felt very uncomfortable, wasn’t clean, furniture ripped and not enough bracelets for our entire party of 10 to enjoy amenities together. Wasn’t there 12 hours and left and won’t go back.

Nice condo? but stressful. READ BEFORE YOU RENT
The one good thing I can say, is the maintenance man was very nice and tried his best to be helpful. Most of the lights are motion detection, therefore when you move the lights come on. This would be okay, but it gets annoying when you walk down the long hall, and it looks like you are walking in a club. Also, there is no way to turn them off. So many of the light switches were broken, I had to turn the living room light off by the breaker box, because the only thing that would work it was a remote that was broken, and the owner did not have a spare. I would be in bed in the middle of the night and if I moved my cover off my legs, the lights in the bathroom (LED and very bright with no door) would come on and stay on for 5 minutes. The ice maker did not work; therefore, you have to buy ice for $6.00 a bag. The first two days in this condo was beyond annoying. I was constantly calling the poor maintenance guy, and he was so nice, and even facetimed with me to try and figure out which light switch worked the lights, but they were all broken!!! When I took a shower, the handle holding the shower wand fell off. The keyless door lock was not working, so I changed the batteries in it. I told my husband; this condo was the gift that keeps on giving. Stressful Condo to say the least.

Ac went out for multiple hours. Water leaking from the ceiling in multiple areas. Fridge took days to get cold. Washer wouldn’t spin properly. Dryer took multiple cycles to dry. Kitchen sliding door was broken allowing hot air in. Front door battery needed changed. Mold in all bathrooms and one bedroom. Paint was falling from the ceiling in one room with major water leak. Decorations were gorgeous though.

Wonderfully kept grounds and unit! Everything was great but both hot tubs were closed until our last day which was a bummer. Our unit was just as described & shown in the photos and great communication from the manager! Will def stay here again!

The places was beautiful
This place was absolutely gorgeous. The view was amazing and me and my friends loved to get together and get away for a week. The only problem we had was with security. We went to a few bars while we stayed and just left to do something every night with 10 girls one of us are always going to leave or forget something and every night someone forgot their id band and when I say harassment is an understatement I mean it. Even with my conformation as a person who actively stayed in the building they would almost always have an issue with letting us back in no matter if some of us had id bands on. They wouldn’t have a problem some nights and others when we split from the group and arrived separately back to the building we would have the most trouble. Other than that everything was amazing and our renter was the most wonderful woman!

Great place to make great family memories
We had a great time here making family memories in May 2023. Location was great had great restaurants around l, grocery store was very close which was great! Would have been great if we had stocked with toilet paper and paper towels one roll in each bathroom was not enough for our stay of 7 nights. Melissa was great! Melissa responded quickly to my texts and was very helpful with suggestions to go to great restaurants and some places to go to have some fun with the family. We will definitely be back! Great view of the beach and pool and to wake up to looking out at the ocean was breathtaking. You really need to book this place will not disappoint it was beautiful place to make memories with our family worth every penny 😉! Thank you Melissa we will definitely be back for sure. Book this place you will not regret!

Good location but need updates and repairs.
The HVAC system had been leaking and caused mold at the supply registers and appeared to have been painted over several times. Condensation from the HVAC is dripping on the kitchen counter island. There are automatic motion sensor lights malfunctioning and come on randomly during the night without instructions on how to disable them. Communication with maintenance staff lacking. Maintenance tried to come in with ladders to inspect and repair the railing unannounced. We didn't feel comfortable letting them have access while we were gone. Fans didn't work properly and were out of balance. The oven's bottom heating element missing so the only function was the boiler. For the price, I expected a new perfect condo but was very disappointed.

Amazing!!! Loved the condo and location
We had six in all stay at this property, 2 teenager's and 4 adults. Beautiful condo ,loved the wrap around balcony. Check in process was seamless as well as check out. Great communication with property manager. Condo was very clean. I had read recent reviews that weren't so pleasant and I have to be honest, very confused on why. Brand new couch was in condo , new master king bed, plenty of cooking utensils, pots and pans. We will be staying here again!

Great Location, Beach, and Condo
My family and I stayed here earlier this month and we loved it. We were really nervous just because COVID cases were on the rise, but we felt so comfortable. Since the condo was on the 6th floor, we took the stairs up and down to avoid others and we found a less traveled pathway to the beach. The condo was perfect for us. There were 7 adults and 2 kids (3 & 5). During the day the pool was too crowded, so we would spend the day at the beach under the canopy we brought from home. At night after dinner, we would go swimming when it was less crowded and the water was perfect - also the kids loved night swimming. There was a previous review about dishes, pots/pans, and the couch. During our trip, a new couch was delivered and assembled. There were also new drinking glasses cleaned and placed in the cabinets upon our arrival. As for the pots/pans, I am pretty particular about what I cook with so I always bring my own big AllClad pan - just makes it easier cooking for a large group. We didn't go out to restaurants to eat, but we did order pick up a couple of times. If you like crab legs, you MUST order take-out from Surfside Shrimp Company (8011 Thomas Dr., Panama City, FL 32408). I highly recommend ordering their Garlic Red Shrimp and Crab legs. They were divine and HUGE. As for beach equipment, there are plenty of beach toys, a couple of beach chairs, blowup floaties, and a couple of noodles. The only thing that drove us all crazy was that there was not a vacuum in the unit (only a broom). This would be so helpful with the sand that gets tracked into the condo. Overall, the trip was great! I would recommend this condo to anyone else.

We have stayed in this community for many years and we have always been pleased with the quality of the condos we rented. However this property we were very disappointed. Whenbwe arrived we thought we were getting a clean quality condo. The floors were still dirty the shower stall door tracks were filthy. There were many broken unusable items such as sliding glass door broken going out to the balcony and we were told not yo use it. The couch was ripped. I understand it is on order but that needs to be in the description for the property We should not be told this the day we arrived. The comforter in one of the bedrooms had blood on it or something that look like blood. We had to wash the comforters the first night in. The rugs were filthy. The grandkids did not take baths because the tubs were dirty. We were told there was $20 for parking permits but when we arrived to the property the information typed on the sheets in the condo stated $10 per permit. There wad always an excuse for issues with the condo. We paid much more than we intended to have a nice high-quality condo. This condo should not be this price this high based on how run down it is. We will be back to Panama City but we will never rent this property again. When people use their hard earned money for a very nice vacation they need to ensure they have one. The cable was out the entire time we stayed. There are so many remotes that even the sales person didn’t know what went to wet. Luckily we were able to get Netflix. We spent many conversations back-and-forth with the sales agent regarding the cable. She did try and was very nice to us. We just did not want to be on vacation trying to figure out how to work everything We don’t want to wait for the cable guy when we’re on vacation. I would highly recommend if you have remotes to have them labeled. Again we paid way too much for this condo in fact we should get some type of compensation fir this terrible experience.
