Pictures on site aren’t accurate. Room was very disgusting. Ceiling cracked mold once bathroom sink. Bed had stains . Had to buy blankets to sleep on . Fridge was very unclean food from months ago stuck to it . Ice built up . Lock missing off door . No clean towels or sheets . Very unhealthy. Smelt like sewage coming from sink . Nothing was clean or sanitized. Very upsetting when taking a vacation and staying in a place that the state inspector should be checking it out . Cords hanging from bed to light which is a fire hazard . Never ever stay there. Alarm goes off at 6 am the fire alarm that is and owner is only concerned on who flushes the toilet rather than getting the elderly out seems there is no elevator or anything handicapped excessible. I rate this a big fat 0!

Upon entering there was a sign that stated no ice in premises, but the refrigerator freezer hadn’t been defrosted in years. Couldn’t fit anything in if Bathroom smelled like urine and musty odor,I didn’t even take a shower. But the true disgusting thing that made me sick was we found a slightly used santitary pad in a dresser draw. We inform the front desk clerk and told her to bring gloves to remove. We will never stay there again! Gross and disgusting!

Staff was never at the desk but did arrive after calling. Needs overall update and maintenance. Best feature is balcony overlooking the beach. Will stay again if necessary because of options.

I was not surprised by the overall quality of the room, especially upon first entering through the oddly placed entrance door; The room was small and quirky with “thrift-shop-esque” decor. The view from the window was a brick wall, and we were entertained by the multiple signs Karen has framed and posted on the walls, constantly reminding us about “quiet hours” and “the additional charge of $25 per towel missing”. However, the price was very reasonable for an in-season stay at the beach. What I was quite disappointed by was obvious lack effort in making guests feel - like guests. Getting our stuff in and out was a challenge given the parking situation and many flights of stairs to get to the room. The “coffee station” screamed “We want our guests to know we want to maybe try to be accommodating”. In hindsight, the biggest issue we had was the feeling that we were “on the clock”. It was made clear our car would be towed if not out of the lot by 10:30 am checkout. The morning of checkout, the cleaning staff first began knocking around 9am - by 10am they began to gather by our door, and by 10:15am were all waiting and watching us as we finished packing up - which is quite awkward and uncomfortable in such tight quarters. To sum it up, the beach was super fun and we had a great time not staying in the room :)

Bed was about as comfortable as a park bench and the knob that controlled the temperature on the A/C was missing and turned down to the lowest setting. Managed to turn it up by using a pair of tweezers. So, should you get room # 8 for the remaining weeks of this unprecedentedly hot/humid Summer of 2024, you're welcome ;) I was loudly and abruptly woken up by banging on my door on the second morning of my stay. Turns out the co-owner did not check the notation stating I had extended my stay. Not the hospitality I was expecting but me, along with everyone else will keep staying here because it's literally on. the. beach. And you honestly can't beat the off-site parking around the corner.

We paid a premium for a room with a balcony facing the beach. The 3 pigeons who live on the balcony, who sit and stare and poop everywhere all night, paid nothing. Checkout is 10:30 am, when they knocked on the door at 10:31, I says “we’re packing up, did you know there’s 3 pigeons who live on the balcony of this room?” Dude was like “yeah we know, time to go” anyway, won’t be going back, byeee

The only good thing about this place was location, right on board walk. The room had mismatch furniture, holes in the wall, musty smell and the bed was rock hard like sleeping on a piece of plywood. I’ve slept on more comfortable floors.

Room was clean, tv and air worked great. Front desk guy was really sweet. Room was small, but all we needed. Bed wasn't the most comfortable but it was clean. No elevator, so up and down 25 steps to the room. Could use 2 more pillows. I would stay here again. Located right on the boardwalk, but the room was quite.

“We are a retired couple staying for the second time, following a Casino Ballroom concert. The hotel is centrally located and offers beautiful front rooms with balconies overlooking the beach. Although it has three floors and no elevator due to its vintage inn-style design, the updated rooms are small but comfortable. Amenities include a newer king bed, older chairs, a mini fridge, a large screen TV, free Wi-Fi, and wall-unit air conditioning. The tiny bathroom is also updated and very clean. Plus, there’s free parking nearby. Don’t be discouraged by the unassuming front entry door—it conceals a hidden gem right on the beach!” 😊

Got to Hampton Beach early asked if we could park though our room wasnt ready and they offered the parking pass which was a plus..Definitely dated but worth the price for the location and convenience to the brach and Ballroom venue..Bed was comfortable,could have used an extra pillow.They do provide small soaps,shampoo,and lotion

Service was good! They allowed me to use my parking spot before check-in, which was nice. They even got me checked in earlier than scheduled. The room was clean, the AC worked very well and I couldn’t hear noise from other rooms. The location is also excellent! That being said, the hotel is very dated and there is no elevator.
