What a fabulous stay! We were made to feel extremely welcome by our host and she went above and beyond to accommodate our needs. Ideally located for shops and close to the beautiful River Leam. Highly recommended.

Great Guest House
I had a fantastic stay at Hedley Villa Guest house, this was my second time staying with them. My room was comfortable and quiet, and the vegan breakfast they made in the morning was delicious. All the staff members were friendly and accommodating. I will definitely stay here again when in Leamington Spa, good value for money

Friendly little guesthouse
Had a 1 night stay. Parking was easy with Martha sorting out the free permit. Had a single room at the top of the house which was perfect for my needs with en suite with nice, hot shower. Breakfast was lovely. Martha came to personally say goodbye as I was leaving. Great b&b in an ideal spot 5 mins from shops of the town. Would stay again if in area.

Cosy, comfortable Guest House
We were greeted by the owner who was lovely, friendly and informative. Our room was big, clean and had an enormous bed which was so comfortable. We were within walking distance to lovely rage of restaurants. Our breakfast the next morning was served by the owner's daughter who was also very friendly and nothing was too much trouble. Breakfast consisted of a range of cereals, fresh fruit, juices, jams and a really nice cooked breakfast. We would certainly stay here again to continue exploring the area. Thank you for a lovely stay

Pleasant house in a quiet area. Martha was waiting for us when we arrived and made us feel at home Nice warm hall on a freezing day. Plenty of maps and guides. We had all we needed on our room which would have suited for a longer stay with wardrobe etc. Breakfast was good and more than ample. I have kept her details for the future. She is very experienced in hospitality.

What a gem! Stayed here for the weekend while attending a weekender at the Altoria Club in town. Accommodation was the three 'C's - cosy, comfortable and clean! The lady (I didn't catch her name, apologies!) who greeted me on the Friday was lovely, her daughter who was helping at breakfast on the Saturday morning was also very friendly and efficient. Parking is on-street but the owner entered my car reg for me online so that I didn't get charged. :) Unfortunately the venue was a bit of a walk from here so would probably opt for somewhere closer to the Altoria next time. Would 100% recommend this B&B to anyone looking for excellent value for money accommodation in Leamington though!
