Welcome to The Rockies 2202, by Mountain Vacation Lodging. This ground floor, pet free condo has been nicely updated. Features include granite counters in the kitchen and both bathrooms, leather furniture, a new fireplace, large HDTVs, and a spacious layout. It is a ground floor unit with a covered patio and an enjoyable yard space. Onsite at this development you'll find lots of open space, a large heated pool and 2 hot tubs, a clubhouse with lounge, ping pong, BBQ grills and picnic areas. It also has a very convenient location within walking distance of Gondola Square, restaurants, shops, and activities. You can walk to the slopes or ride the free city bus.
The Condo:
This condo at The Rockies has a lot to like! It has the largest 2-bedroom floorplan in the whole development. It is close to the pool, hot tubs, volleyball court, and clubhouse, but not too close! Two bedrooms with a very flexible bed setup make this condo ideal for couples or families alike. The first bedroom has a split King bed, so it can be a regular King bed, or 2 extra long Twin beds, if you prefer. The second bedroom has a Twin over Queen bunk bed, so it can work for a couple or up to 3 kids. The living room includes a sleeper sofa for even more sleeping situation flexibility. Both bathrooms are accessible from the hallway, and one of the bathrooms is split, with doors between the vanity areas and the areas with the toilets, shower, and bathtub, which makes them very shareable and functional. If you need to get in some work while travelling, the owners have added a desk with a monitor for guest use. Most properties in Steamboat don't have AC. Upper level units not only require stairs but can also get pretty hot in the afternoons. This condo is a ground floor unit which stays relatively cool in the summer, and allows you to extend your living space into the outdoors. Summer guests will love the patio and grassy yard, while winter guests can watch the kids make snow angels or snowmen without leaving the warmth of the fire. After a long day on the slopes, you have easy access with no stairs required to walk in the door. Just put your skis and boards into your private ski locker and come on in to enjoy the warmth of the fire.
The large pool and hot tubs are open in ski season as well as the summer. The pool area includes restroom facilities, a gas fire pit, a pergola area, and lots of furniture that allow everyone to spread out and find a spot for themselves. There's a clubhouse here too. This can really help if your travel schedule has you arriving early or departing late, but the clubhouse offers more than just a place to hang out. It also has a ping pong table and small fitness room with a couple of machines. Summer guests will have the opportunity to play some volleyball, or might enjoy a BBQ with outdoor dining and great sunsets over Emerald Mountain.
The Location:
The Rockies Condos are located right below the Steamboat Grand, which is right across the street from Gondola Square. You're also not too far from shopping centers and the Yampa River. Walking to Gondola Square is very doable, especially if you're renting skis/boards and thus taking advantage of free storage right at the slopes. If you walk about 100 yards up to the bend in Cornice Road, there is a sidewalk that leads up to the Steamboat Grand, about another 100 yards. Then you head slightly downhill towards Gondola Square and Ski Time Square. If you're not wearing ski boots, and carrying gear, the walk is pretty easy, a good way to warm up your legs before hitting the slopes. You can store your skis and boots in Gondola Square, and if you'll be renting ski and snowboard equipment, storage is free! You don't have to walk though, because The Rockies has multiple free city bus routes and bus stops that are easy to use. The Purple line has two bus stops immediately adjacent to The Rockies, while the Red & Blue lines pick up and drop off on Mt Werner Road, still within easy walking distance, but offering a direct route to and from downtown Steamboat Springs. Access:
The ground floor location of the condo means easy access, which can be really nice after a long day of skiing, hiking, or biking, not to mention when you have luggage or groceries to carry. From the parking lot, to the front door, you'll walk down about 7 stairs. Once you're inside, everything is on one floor. There are no stairs. There is also a boardwalk that leads from the unit straight to the pool and hot tub area, where you'll also find heated restrooms.

** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day and weeks of the year, AC is not needed. Summer nights are cool and fans are provided at most properties. Check the average high and low temperatures and weather forecast for your dates of travel, and look at the list of amenities to see if AC or fans are part of the rental property and look for ceiling fans in photos.
** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, and are thus able to list a lower nightly rate for smaller groups. Each rental agreement and associated rates are for a specific group size. Guests must enter the correct and maximum group size at the time of booking. The agreement requires a guest to confirm the group size and subsequently, to disclose any changes to the planned group size, which may result in an increase, or decrease, to the total cost, and may result in a security deposit becoming required.
** Video & Noise Monitoring - Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home. Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property. For normal, respectful groups, we are sorry that these statements and measures are necessary. Security cameras and noise monitoring devices are an example and demonstration that the property's owners are taking steps to ensure the home remains available for rental, and in good condition, for your benefit. ** Cleaning Fees & Lengthy Rental Periods - The standard cleaning fee quoted as part of any booking is for the final cleaning, which is to be performed after the rental period has ended. For guests who are booking a lengthy stay of more than one week, a mid stay-cleaning fee equal to the final cleaning fee may apply for the second week, third week, and so on.
