There may be other requirements. For example, Guests may be required to provide additional information about the group that will occupy the property and or identification documents. Background checks may be performed, and in some areas are required by local law. Guests may be required to provide a credit card and or a refundable security/damage deposit. As such, all amenities can not be guaranteed to be available at all times. Please advise us when or before booking if you have questions about a specific property amenity so that we can give you the most accurate information possible for your dates.
** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day and weeks of the year, AC is not needed. Summer nights are cool and fans are provided at most properties. Check the average high and low temperatures and weather forecast for your dates of travel, and look at the list of amenities to see if AC or fans are part of the rental property and look for ceiling fans in photos.
** Pets & Fees - “Pet Friendly” means Dog Friendly only. If a property is pet friendly, then a per pet, per night fee will apply. Some online booking sites, such as VRBO, do not allow us to list the maximum number of pets per property. If you are renting a pet friendly property, and will have more than one dog, please reach out prior to booking to verify if the home will allow more than one dog. Additional fees will apply for more than 1 dog.
** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, and are thus able to list a lower nightly rate for smaller groups. Each rental agreement and associated rates are for a specific group size. Guests must enter the correct and maximum group size at the time of booking. The agreement requires a guest to confirm the group size and subsequently, to disclose any changes to the planned group size, which may result in an increase, or decrease, to the total cost, and may result in a security deposit becoming required.
** Video & Noise Monitoring - Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home. Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property. For normal, respectful groups, we are sorry that these statements and measures are necessary. Security cameras and noise monitoring devices are an example and demonstration that the property's owners are taking steps to ensure the home remains available for rental, and in good condition, for your benefit. Please let us know if you have any concerns.
** Cleaning Fees & Lengthy Rental Periods - The standard cleaning fee quoted as part of any booking is for the final cleaning, which is to be performed after the rental period has ended. For guests who are booking a lengthy stay of more than one week, a mid stay-cleaning fee equal to the final cleaning fee may apply for the second week, third week, and so on. If you are booking for a lengthy stay, please contact us before booking online to discuss your group, your dates, the rates, the cleaning schedule, etc.

Nice condo, Outdoor space just Ok
Pls Note, did not do Yelp review or any Public review. Believe those can be unfair. However wanted to respond to mgmt and owners to help encourage upkeep and accuracy. We booked unit based on staying put and enjoying the season in the outdoor space. Online pictures reflected nice deck, view, nice river access, etc. While Inside was clean, nice and comfortable, the deck was not ready for guests. Table, chairs, outside of grill, etc was very dirty, appeared to be unused for quite some time. View of river from the deck limited by overgrowth of untrimed bushes/trees. Immediate neighbors to the left of outdoor deck smoking etc. Understandable but the proximity was another unexpected con. Ground level grass to river had clearly not been maintained for years contradictory to photos (but neighboring property was beautiful!). First level tenant was not happy with our being there with our dog (which we understood in the booking was ok to have). Bottom line, condo nice and would recommend but the outdoor experience was not.

Creekside Condo
The place was very nice and clean. The best part is at night and you hear the creek. At first it sounds like its raining really hard then you realize it's the creek. Very relaxing. We had e-bikes so it was nice to ride a mile to the stores or a few more to the village.

Perfect for our ski vacation
We stayed here with our family of five, kids (11, 8, and 4), as well as my parents for a ski vacation. It was a perfect location for the Vail Ski resort as well as convenient to the free shuttle. The kitchen was perfect for making all of our meals, the rooms were spacious for sleeping or just relaxing, and the view from the living room was beautiful and peaceful. We were also able to bring our dog which was convenient for us. We did have to reach out to the owners during our stay, but they were quick at getting back to us and we would definitely stay here again. Thanks for a great place to stay!

Excellent place or families and pets
Our experience was excellent from before we arrived until we left. Ann and Larry both reached out before our trip for details and provided excellent resources for our stay. The townhome is located a short bike ride, bus or car ride from Vail Resorts. The home is near bike/walking path. Our dogs were able to enjoy the dog park located just a few minutes walk away. The home has a updated kitchen and spacious living room. The two of the bedrooms are very spacious, the 3rd has a great bunk bed, all the bed were comfortable. There was plenty of room to store our outdoor gear. This was perfect place for our dogs and family.

Loved our stay here. We booked a week stay for our family and our two dogs. Beautiful deck with a mountain stream below. Brand new kitchen. The unit was clean and very well stocked with linens and other essentials. Definitely can recommend a stay here.

Worst vacation accommodations & treatment in 35 years
Unacceptable accommodations- wish I could post pics -notified Larry(homeowner) we awoke to find DOG FOOD in two pair of our boots (sign of rodents). His reply/attitude was rude, unprofessional and dismissive. Rental management refused to send over a “troubleshooter” unless we could submit picture evidence of rodents. That challenge provided us with the following horrific findings: -lower KITCHEN cabinet had owners bag of dog food chewed in two places, surrounded by rodent droppings. Also a chewed bag of what appeared to be wood chips for grilling. Condo Kleenex supply also stored in same cabinet surrounded by droppings. Empty kitchen cabinets by stove were filthy and contained more droppings. -after sending above information to Larry (owner) he instructed us by text to search private closet and remove more bagged dog food. This bag was also chewed with dog food spread everywhere. The closet floor and shelves were littered with rodent droppings and chewed candy wrappers. -1/2 bath downstairs unusable due to rodent droppings around door and on bath mat. There is a large hole in sheetrock behind toilet appearing to be an entry point. -upon above findings submitted to both Larry and management Larry contacted the next door neighbor to enter the home and set out traps. -rodent caught in trap, other traps tripped -STILL NO CONTACT FROM LOCAL MANAGEMENT AFTER MULTIPLE PHOTOS SENT AND REQUEST FOR HELP!! Additional complaints: THERE IS NO LAUNDRY ROOM!!! Descend down narrow, steep stairs to stacked units. Must sit on stairs to put laundry in machine. Large hole in Wall beside units with evidence of rodent nesting activity. Curtain behind units hides a horrible filthy sight with more rodent droppings. (Welcome bags with guests snacks were labeled and stored there) Misleading booking information that prior negative reviews of filth had been resolved. -inside washer door still covered in black mold. Detergent dispenser also showed mold. Kitchen cabinets/countertops have not been updated as advertised.

Pet friendly option
Carpet is nasty-has to be replaced not cleaned-had to wear socks or shoes the entire time. Window broken in front upstairs bedroom so no way to close during the day. Washer/dryer is shared with basement tenant. Front loading washer was covered in black mold when I started our first load. Sharing a washer/dryer with covid conditions was not ideal either. No pictures from the front provided. 3/5 units have more then 3 cars/motorcycles to each unit. Common sight amongst locals stacking in each condo for cheaper rent. Very junky from the front. I-70 is right outside the front door. This unit is on the frontage road and you will hear semis all night with the windows open in the summer; not a huge issue if a heavy sleeper. The biggest issue is the jerk tenant who lives below. Constantly bangs on the ceiling when walking around. Within 15 mins of arriving the banging started and didn’t stop until I made contact with Larry about his behavior. My husband and I considered repacking the car and returning home the very evening we arrived. The same evening the renter approached our car and began by introducing himself as the guy no one likes who lives below. The harassment continued as he told us about all the footsteps he hears all while he CHOSE to live in the basement of a Vrbo. Go figure! I told him we have an 8 and 12 yr old AND they are going to make noise. Larry assured me the basement tenant was not to make contact with us again. Harassment started again on Wed with the banging on the ceiling. His behavior totally freaked my kids out! Ridiculous is all I can say! Yes, Larry is a great host but the information he provides to Vrbo tenants is not accurate. Andrew is not the current basement tenant and the current is not professional as stated in the info sheet, anything but. Both misleading. Our rental was almost 3k for 9 days including taxes. I’m furious we spent that kind of money and had the Vrbo experience we had. Larry wants the best of both worlds; a paying basement tenant and also a rented Vrbo all the while asking us not to write a bad review bc he plans to make changes. $3k is a lot of money and I would take my hard earned money elsewhere. It’s hard to imagine we’re the first Vrbo renters in this unit who had this unfortunate experience. Positives: The dog park is fantastic and the bus stop is super close. Vail is beautiful and has so much to offer just stay somewhere else.

Great stay
This is a great value for the price. We needed a place with a kitchen and that would also allow a dog. House is well set up with living on main (2nd floor of townhouse) and 3 bedrooms upstairs sharing a nice-sized bathroom. Small bathroom on main level was useful. Great view from the deck of the river below and we loved the sounds of the river. Free bus to town is very useful and convenient. Kitchen is very well stocked and the owner is quick to respond to any questions. We enjoyed our stay - thanks!

Close to bus, carpets need cleaning
Communication with owner was easy. Steps from the bus to town/mountain. Creek on one side, highway on the other. Overall, a comfortable, older unit. Shelving in kitchen was sagging and carpet needed to be replaced or deep cleaned. Check in and out was easy and flexible.
