Lovely property to stay at. Very nice and helpful staff, large rooms remodeled bath. Breakast was good, eggs made to order and more.great location on the small canal. We will be back next year

Great hotel in San Marco area.
Coldest AC in all my vacation of Italy. It gets 5 stars for the AC alone. Rooms and hotel were beautiful. In walkable distance of all the main Venice attractions.

We really enjoyed our stay at this hotel. The hotel had canal access, so private taxis from/to airport can be accessed from the hotel directly (subject to tide). Our breakfast was also very good, our host made us fried/scrambled eggs on demand. Room was very spacious and the A/C was perfect given the hot weather.

Very convenient to everything
This was the perfect place to stay. It was in the middle of everything you would want to see and there was plenty of restaurants and shopping right out your door. The room was spacious and the air conditioning was great! Very good breakfast to get you going in the morning. Very friendly staff. Rate was great as well for such a great hotel.

Great location, poor customer service
I'll start off by saying that the location was great! Close to everything! The service however, was not good at all. We were not greeted kindly by the one person who was there for our stay at both check-in and check-out. We could only suspect that he was not a fan of Americans. We tried to make conversation and be friendly but he was not interested in welcoming or getting to know us at all. He was rude and we felt uncomfortable at the hotel. Our luggage was lost by the airline and our flight was delayed so we arrived late and didn't have any phone charges to use for European ports. We asked if we could buy one nearby. He simply replied that it was too late. He had three nearby the counter and didn't offer to help especially due to the fact that we had children with us. We will not be staying here again. The hotel is very quiet - no restaurant or bar within the establishment but plenty to do nearby.

Front desk staff was very accommodating, allowing us to store our baggage as we arrived before check-in time and coordinated a water taxi for our departure. Room was clean, AC was cold, and breakfast was everything you can ask for. Overall wonderful experience and would gladly stay again.

We were very pleased with the hotel and would stay there again. Good location a short walk from the water bus (there were a few stairs to climb with luggage). Bedding was the best of our Italy trip. Bathroom was a bit small but fine. Breakfast was good. All in all we were happy and highly recommend.

This place was great. Conveniently located in San marco but off the main path of the big crowds. Beautiful room that overlooked a canal. The only downside was there wasn’t a real shower, just a tub with a shower head which was kind of messy.
