Had a lovely stay here. Fortunate to get a room looking out to Arthur's seat. Checked in a bit early but this was no issue for the host who kindly accommodated. Parking was easy and location is just a short walk into Edinburgh

Amazing room for the price, very comfy, extremely friendly and helpful hosts. A little far to walk to the city centre, but has a direct bus stop right opposite
The owner of the hotel was extremely welcoming and looked after us for the entire duration of the stay. He was also very helpful and gave us lots of advice about getting around Edinburgh. The hotel is situated a 12-minute bus ride from the city centre, in a very safe quiet area of town. The room was warm and clean and the beds were very comfortable.
stayed for a week at Capital House with my college age son while he was looking for a long term rental to attend the University. the Location was perfect for walking to campus. The room was spacious and comfortable with the European charm of large windows and ornamental plaster mouldings. Ali, the owner, was super helpful with recommendations, both he and his wife were so friendly it was like staying with family. My family will definitely stay here again when we visit our son at school.

LACKS PRIVATE BATH AND TOILET...UNHELPFUL OWNER
THE ROOM WAS GOOD AND WE HAD A "PRIVATE SHOWER ROOM" THAT WAS OUTSIDE THE BEDROOM. IF YOU, LIKE US, LIKE TO HAVE A PRIVATE BATH AND TOILET ALL TO OURSELVES. YOU BETTER ASK THE OWNER BEFORE CHECKING IN.
BUT WE WERE DRIVING A CAR SO I HAD CLICKED ON HOTELS.COM FOR "FREE PARKING". THAT TO ME MEANS THAT FREE PARKING IS AVAILABLE TO USE TO PARK IN. NO WAY AT THIS PLACE....THE OWNER SAID "YOU HAVE FREE PARKING ON THE STREETS IF YOU CAN FIND A PLACE FOR YOURSELF." GEE...THANKS....HE KNEW I HAD A CAR BUT COULD CARE LESS ABOUT MY PROBLEM TO PARK THE CAR! ALSO...HE KNEW I HAD A CAR BUT ...HE NEVER REMINDED ME THAT EDINBURGH CASTEL IS ABOUT A 30 MINUTE WALK...WALK....WALK..FROM THE PROPERTY. SO I SPENT TIME AND MONEY AS "SWEAT AND TEARS" TO DRIVE MY CAR TO THE EDINBROUGH CASTEL AND FIND A DIFFICULT TO FIND PARKING SPOT! AND I HAD JUST SPOKEN WITH THE OWNER...AND HE NEVER INFORMED ME THAT I COULD HAVE LEFT MY CAR PARKED IN ONE OF THE PARKING SPACES IN FRONT OF THE PLACE! NOT GOOD SERVICE...??? WHEN WE RETURNED IN THE EVENING I DID FIND ON MY OWN A PARKING SPACE AROUND THE CORNER. BYE THE WAY....ALL...ALL...ALL CARS ON THE STREET MUST...MUST...MUST...BE MOVED FROM ABOUT 10 AM TO 1PM...VERY INCONVENIENT IF YOU ARE DRIVING.
The owners are very kind and helpful. The rooms are nice and comfortable. If you're not afraid of a walk, it's within walking distance (less than 30 mins) of the old city, the castle, etc. There is no shampoo provided, so bring your own. We enjoyed our stay here.
Capital House is actually an additional business next door to capital guest house and I think there is an issue with reviews being given on the wrong property. Capital House does not offer breakfast of any kind but that suited us. I was looking for somewhere to stay between the 2 uni campuses and this was perfect. Also on a direct bus route to the centre and train station. It is an old building but the room was clean and comfortable with enough room and storage space for the 2 of us and a view of Arthur's Seat. A kettle and plenty of tea and coffee was provided as well as biscuits and 2 comfortable chairs. We had a private bathroom across the landing and up a few stairs. This was also roomy and clean but I would have preferred it to be lockable from outside so it was only accessible to guests in the room it was intended for. The couple running the guest house are very friendly and extremely helpful; the lady of the house even offered us a wheeled suitcase on departure as our carry bag was heavy to carry around on our last day. We were also offered the option of leaving our luggage until it was time to catch our train. I would not hesitate to recommend this guest house, although, due to the age of the building and the stairs involved, it is probably not suitable for those with mobility issues.

Tip 1: if travelling to/from Edinburgh by train, purchase a discounted PlusBus pass along with your train ticket which gives unlimited travel on the bus and tram network.
Tip 2: book directly with guest house to source the cheapest room tariffs. Significant discounts to be achieved.
E stato un soggiorno confortevole Amira ed il marito sono stati accoglienti gentili disponibili ci hanno dato consigli e suggerimenti per visitare la città e per muoverci con i mezzi di trasporto la stanza era pulita ed accogliente tutti i giorni asciugamani puliti biscotti per la colazione the latte ecc non essendo un hotel ma una guest house si ha la sensazione di avere una casa la posizione perché non centralissimo ma nemmeno fuori mano si può arrivare alla royal mile a piedi in mezzore se si vuole camminare oppure la fermata vicino alla casa in 15 minuti arrivi al centro complimenti ai proprietari che fanno del tutto per farti sentire a tuo agio consigliatissimo
The host was very helpful and provided good service. The beds vere nice.
Our room was facing a quiet garden with a nice view, no noise from the road at the other side. Edinburgh center was in acceptable walking distance about half an hour. There was no breakfast served at the hotel, but the host suggested several nearby places - we chose Beetroot Sauvage a very nice vegan cafe.
