OK place but didn't sleep well.
Stayed in suite 31, 4th floor of the building. Lounge was large and a great space. Both bedrooms had sloping roofs making it really hard to get in and out of bed. Likely very little they can do to make this better, sadly it didn't make for easy or comfortable night trips to the bathroom. Kitchen had all you could need and TV worked well as did the WiFi. Flat was exceptionally hot and couldn't get out cooler. Heating was off. Had to keep windows open to make it cooler, this also made it very loud at night. Overall we slept badly. Cleaner was very friendly and helpful when we saw her. Location is great for city centre, however bus stop outside which made entrance very busy.

Super convenient for the Fringe. Nice clean apartment. Crockery in the rooms is old and chipped but otherwise it’s lovely. Bring ear plugs as lots of street noise but benefits of being in heart of city definitely outweigh the negatives. Would recommend

The property is in a very good location in Old Town. Just around the corner from the Royal Mile. Very walkable, including to Waverly train station (but don't take the route with the long steep staircase!). The area is noisy at night, so you can't sleep with the windows open which is inconvenient on a warm night as there is no air conditioning. The one bedroom unit that we stayed in was very clean and modern. It is quite small, so although you can fit 4 people in the unit (with the pull-out couch), it was a bit small for our group. The kitchenette is very functional. There is no lift/elevator, so be aware if you have luggage.

We were stressed from the moment we arrived. Entering the main door was fine but getting into the 2nd door had no proper instruction it took us ages to get to our room 😔The room was near a busy pub and it was so noisy till at least 3 in the morning. The window was broke.

The property is located on a high affluent area in a walking distance from most of the city landmarks. There is plenty of public transportation to serve the visitor. Negative points: the rooms are extremely noisy, there is no soundproofing which is a shame. Sound proof windows could be installed rather than provide useless ear plugs. The check in was frustrating as the manager claimed codes for the door were provided through email. It clearly did not happen and I had to make an international phone to get them. The staff is available during limited hours of the day 9 to 4pm. If the proposal was to function as air bnb type, the supplies provide are mediocre to say the least. Cutlery, condiments are of low quality and in limited amounts. Not sure why this property is listed as 4-star seems u realistic and misleading. If you are looking for parties, you have no kids.
