This is a true hidden gem, known to locals for its breathtaking scenery, tranquil atmosphere, and world-class surfing conditions. Whether you're a seasoned surfer looking to catch some waves or simply looking for a peaceful spot to soak up the sun, the Washout Area has something for everyone. This beautiful 4 bedroom/3 bath home accommodates up to 9 guests. Situated just steps from the beach, the porches offer the perfect vantage point for soaking up the breathtaking sights and sounds of the coast or sipping on your favorite beverage as you watch the waves roll in.

Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. The Folly Beach noise ordinance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 10 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

Great Location
This house is a great location on Folly Beach. Four of us, from 3 different states met there to have a girl's get away. The floor plan was perfect for us and the house has an ocean view. The porch was used every morning for watching the sunrise, drinking coffee, and catching up with each other. The house is also close to historical Charleston and many other sites, plus the town of Folly Beach has some great restaurants and cute little shops.

Fun Folly Beach
Great location with the beach right in front of you and two wonderful decks! Next to a pier for easy access- Enjoyed watching sunrise and moon rise! Big kitchen, plenty of communal space. Really wonderful place for cooking and watching movies. All the bedrooms are far apart so there was lots of privacy as well. We’re already thinking about our return trip!! This was our first time at Folly beach but we’re hooked!

Lovely Beach House
Paradise at The Washout is a lovely beach house in a quiet neighborhood that is a short golf cart ride to Center Street with its restaurants and shops. The house has wonderful views of the ocean with immediate access across the street. Know that Folly Beach has 2 low AND high tides daily -- at high tide there is no beach. We had 6 people which was perfect - everyone had their own bathroom. The kitchen is well-equipped and there were plenty of bath towels. The washer/dryer is great to have, especially if you're there for a week. The only suggestion we have is to update the guidebook with the following: Front Door Lock: Wait 10-15 seconds for the code to activate. Otherwise, you'll think it's not working (like we did) TV: Uses 2 remotes - one for power/volume and the other for channels. We called the property management company who promptly sent someone out to show us (thanks Tripp!) Thermostat: Never figured it out. There are remotes all over the house but none seemed to adjust the temperature. It was icy cold so we just turned them off which did the trick. However, for those who stay here in the hottest months, you'll want to know how that works! The above were small things and nothing that impacted our enjoyment of the home. We rented beach chairs, towels, umbrellas (doesn't come with house) as well as corn hole which we played in the backyard - fun pastime for get-togethers! Enjoy!

The house was in a good location but the house needs some attention, we couldn't open the blinds since the cords were broken on almost all the windows, lots ants, outside hose had hole so it was hard to wash down our fee from sand, bedroom tvs didn't work, didn't find any big pan to cook for a larger famiky, etc.

This is a perfect beach house in a great location at the washout! The house had everything we needed to stay in and grill for dinner every night. We had a maintenance issue with AC leak, and only reason I am mentioning is because we had a prompt response from Mgmt. and a vendor was sent quickly to repair on Sat nite of a holiday weekend. Great customer service!!

Lovely location
This house has a wonderful, quiet location just across the street from the beach. My sisters and I loved walking the beach, watching the surfers, and enjoying beautiful sunrises and sunsets. If We came back we’d think about renting bikes to get into town (lots of fun restaurants) instead of always having to hop in the car.
