A waterfront experience you will never forget! To ensure your family vacation is unforgettable, this lovely condo features two bedrooms, two baths, tile throughout, flat screen televisions, games, books, and more!

You will certainly enjoy your spectacular view of the Guadalupe River and its riverfront from your own balcony. We invite you to take advantage of the beautiful barbeque area, with picnic tables, gorgeous pecan trees, and make sure you bring down your beach towels so while the hamburgers are on the grill, you can cool off in one of the two swimming pools. With trees that surround your patio corner, it is a perfect spot for your morning coffee or evening cocktails!

Located less than a mile from Schlitterbahn and the Comal River Tube Chute, minutes from the beautiful town of Gruene! This condo is perfect anytime of the year with so many great amenities! Make your next visit to New Braunfels the best yet, in this beautiful luxury condo!

*Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st.
**Remaining off-season monthly stays must be booked for a FULL month (i.e. 1st to the 1st, 6th to the 6th, 27th to the 27th, etc)

We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!

The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!

With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :).

-No day visitors (6 guests-max occupancy- occupancy includes children)
-Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property.
-Max parking- 2 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival)
-For stays over 28 days- max 1 guest per bedroom

Great River Getaway

Very clean, serene and GREAT view

We stayed at this beautifully decorated condo and it was hands down one of the best places we have vacationed at! The home was VERY clean & nicely decorated. The beds were comfy. I loved the morning view out on the balcony with my coffee. The sound of the birds and the river near by were a plus. We loved how quiet it was in the evening, no major traffic noise just people laughing having a good time and the sound of the river. The property management was OUTSTANDING they kept in contact with us via text letting us know when we could check in, if we needed anything and they were gracious enough to reach out to us to see if we wanted to extend our stay one more night at a discounted rate since they had nights available for us before the next check in. We took up the offer and enjoyed one more day driving down to the Alamo. We are super grateful we were able to stay in such a good location with great management. The home as stated was VERY clean and well equipped with everything I needed to cook and wash we had complimentary detergent pods for (5) loads which was great. I do recommend you bring your own shampoo and conditioner along with body wash. Schlitterbahn was about a three min drive up the street Gruene hall was about an 8 min drive, world famous Bucees gas station 9 min drive (recommend their brisket sandwich) and HEB plus was about 8 min drive. LOVED this home and we didn't have any issues with anything we will DEFINITELY be coming back to this home on our next trip.

Fun Texas vacation

I grew up in Texas but lived away and recently moved back. This was the first Texas vacation for my teen kids and we all loved where we stayed. There’s easy access to Guadalupe from the property. We drove up River Rd and did a 4 hour float one day. We did a short float on the property. We floated the comal using Landa tubes. We went to Gruene anc also made a few day trips to Austin and did McKinney Falls and kayaked to watch the bats emerge from Congress Street Bridge. We also spent an even in Gruene to have dinner. This condo is in a great location! It’s super clean, organized and the owners were very friendly. If you have some rude & annoying partners around you, be sure to call the apartment security phone number and they will take care of them. I wish I remembered that! There is a noise ordinance in NB. Highly recommend this place!

Great Stay!

The location was great for enjoying the waterpark, a river float, and all there is to do around town! The condo was just as pictured. Plenty of space for our family of 6. The property manager was extremely responsive and friendly - excellent service!! We would recommend this location for a great spot to enjoy New Braunfels!

Our stay was wonderful!! Exactly as the pictures detail.... the owner really should paste some more pictures of his beautiful the river floating area is just across the grassy picnic areas ....it was better than we could have hoped for. Very family friendly!!!

Comfortable, peaceful, lovely, great location

Upon arrival we had a slight issue with parking. The parking spots are labeled and several vehicles were parked in the wrong spots. With a little help from security, it was all easily corrected and there were no further problems. Parking was convenient and plentiful. The location on the river and near the city park and events was wonderful. The beds were comfortable, the condo was fresh and clean. There were two available pools, although we only utilized one of them. It was never overcrowded and there was plentiful seating and space. The pools were very clean and the chemicals were just right, not overwhelming. We had a wonderful stay and highly recommend staying here. We will stay again in the future. We had a lot of fun and were very comfortable and felt like we were at home.
