Newly renovated, excellent condition. Very small rooms--mine was quite literally the size of my euro-full bed, with no room to maneuver around it particularly once I had opened my tiny suitcase (a feat in and of itself). I didn't have a problem with that as it's what I expect from a small standard single in Europe (and definitely in Paris) but it is worth noting as it was on the particularly small side (had the bed been a twin instead of a full there would have been room to at least walk around the bed). (I did see into a larger room while the cleaners were servicing it so I do think it matters what type you book.). Having said that, the bed was very comfortable and my windows overlooked the lovely back garden so I woke after an excellent sleep to wonderful aromas of fresh coffee. I didn't have breakfast but it looked good, and the tables in the cafe/bar area behind reception spill out into that garden and all looked super cute. If you have any reason to be in the 15th (it's a very residential area, but a pleasant and relatively easy walk to Invalides and the Eiffel Towel as well as being a few metro stops from Gare de Montparnasse, which is why I was there), it's a great value option.
