LOCATION: Villa de Luxe offers a peaceful homebase atop prestigious Queenstown Hill perched high above the town centre. Guests can enjoy the tranquillity, whilst still being only a 15-minute downhill walk to central Queenstown, yet away from the hustle and bustle. The popular Queenstown Hill walking track begins just a few steps from the front door.

BEDROOMS & BATHROOMS: The three bedrooms each with private ensuite and top-quality beds are on the upper level of the home. The master bedroom is a real showstopper with exceptional views and a private balcony. Bedrooms 2 and 3 look out to the beautifully maintained gardens and Bedroom 2 also has gorgeous lake views. The master ensuite has a separate tub and shower, and the ensuites for Bedrooms 2 and 3 have a shower. There is a separate toilet on the main living level. The bathrooms have rain shower heads, heated towel rails, hair dryers, luxury toiletries and underfloor heating.

Sliding doors run the length of both sides of this room offering a lovely summertime breeze, breath-taking alpine views, and a seamless connection to the outdoors.
KITCHEN & DINING: A fully fitted and well-equipped kitchen with gas cooktop and the all-important coffee machine. There is bar stool seating and a dining table that seats eight. The sophisticated dining area has beautiful views to the front and opens up to the sheltered patio area at the back.
THE GREAT OUTDOORS: Create a culinary masterpiece on the Weber BBQ and relish in the pleasure of dining outdoors amidst the fresh mountain air. Multiple lounge suites beckon you to relax, while the highlight of the outdoor area is undoubtedly the Hot Spring spa pool* (*service charges apply).

OTHER PRACTICALITIES: Additional practical features include a dedicated desk/workspace area offering lake views, a double garage with internal access, full laundry facilities, underfloor heating throughout, and three air conditioning / heat pump units (located in the living room, master bedroom, and hallway between bedrooms 2 & 3).
RATES, INCLUSIONS & MINIMUM STAYS:
Rates are inclusive of 15% GST, premium linen, the spa valet and for a maximum of six guests. A departure clean fee of NZ$395 applies. Bookings of 8 nights or more receive a service clean. Minimum 3-night stay year-round, and 4-7 nights during peak periods.

*Spa Pool: A one-off charge of NZ$150 applies for use of the spa pool. This is to have it professionally valeted, heated and ready for your arrival.

- Guest(s) making a booking must be over 25 years of age. Any guests under 25 years old must be accompanied by a parent or guardian for the duration of their stay.
- A standard exit clean is included with your booking; however, you are expected to leave the property in a satisfactory state. Excessively littered and/or dirty conditions at departure will result in extended housekeeping hours being charged. This may include carpet cleaning or excessive rubbish removal for example.
- Villa de Luxe is a residential dwelling and no parties or events are to be held.
- Please be mindful that the property is located in a residential area and be courteous to your neighbours. Quiet hours are to be observed between 10pm and 7am.
- We are required to take a security bond pre-authorisation in the event of any damage to the property. The guest will be notified immediately should a charge need to be taken.
