In the end, we found this to be a very comfortable condominium. The plusses include the location. It's just a block off of the main street in Avila Beach which is adjacent to the water. There are fun restaurants right outside your door, practically. Also, there are no neighbors above or below you...or on any sides, either. It's quite private though it's surrounded by other condos. It's rather large with an impressive kitchen, nice sized bedroom and living room area, and 1.5 bathrooms, which is very convenient. The kitchen is really great, though you have to bring just about everything food-wise.... basics like salt and pepper were absent.
There are a few things to be aware of. There is no view at all except for the walls of other units and a sliver of a view of a hill that you can see from the bedroom. Of course, that doesn't matter at night or when you're out and about. There are nice patios, but we couldn't enjoy them because of the rain.
Also, and importantly, there is no thermostat, furnace, or duct work for air exchange. The heat comes from two gas fireplaces, one in the living room and one oddly placed in the wall of the bedroom. Once we figured out how to use them, we began to thaw out. There should have been instructions and a note so we'd stop looking for the thermostat. It was very cold when we arrived. They heat the spaces well, though they aren't regulated by thermostat.
The rental company responded right away to my calls and texts, and they were super friendly. However, they didn't seem to be very familiar with the unit since it's just back in the rental pool, apparently.
I don't think I'd stay here again in the winter/cold weather because of the heating/ventilation situation. However, for the price during warmer months, this is a very nice unit.
