The property was fantastic for such a low price. A definite upgrade over the local hostels. The location was convenient to just about everything in Tulum. The room was large and simple- a big comfy bed, A/C, a fan, some shelves, and a desk. The Wifi worked well both in the room and in the courtyard area. The floors are concrete, but we're very clean throughout my week long stay. The walls don't insulate sound very well, but even in my room next to the office, there was rarely anyone making any noise. There were quite a few mosquitoes in the room, and the had a feast, but friend of mine that stayed at a high end resort on the beach had the same issue.
By far the best part was the staff. Raquel and Oliver really made me feel at home, wether they were making me free breakfast and tea in the morning after a great night of sleep, or greeting me at 7am after a long night of partying.
I would stay there again, maybe requesting a room further towards the back of the property for a little more privacy. If you're looking for an inexpensive place to stay while you explore a of Tulum (pueblo, beach, cenotes, ruins), give them a shot. The money you save on the room can go a long way towards other activities in the area.
