Must stay, best host of Venice
I have been to Venice a handful of times and never was satisfied with where I stayed until this past trip. This hotel is incredible. If you are unable to haul your luggage up steps then it is not for you. But I would argue that if you are hauling that much luggage, you shouldn't be traveling around Europe. The gentleman hosting the hotel was extremely helpful and proud of the property. The rooms were very very spacious. Bathroom could seem small for some. I am 6'6" and had no problem using the facilities though. The view out the window was beautiful. The location cannot be beat, it is on a street that can be busy during high tourist hours but it is one of the first to empty out as day trippers begin to leave the island. The restaurant next door, Trattoria Al Gazzettino loves every guest that stays here. Go enjoy food with the locals. Already looking to book my next stay here.

As all buildings in Venice, it was very old. Did not have elevator and we had to walk up 4 flights of stairs with luggage. That was not nice! The room is very outdated duplex with very basic kichennette, sofa bed and poor wifi connection. Nice view from balcony, breakfasta was ok. The service was very basic. We stayed for 1 night. Location was good.

Very good location in a quiet part of town
Our family of four loved the accommodation even if some maintenance need doing. The airconditioning provided relief in the heat of summer. Ghena, the person in charge, was very friendly and accommodating. We certainly would consider staying here again -- the place was very close to the San Angelo station and benefited from a quiet neighborhood. Would highly recommend this apartment to others.

Great Facility
We did not stay at the original place at San Marco, the owner told us that our apartment was at Sant Angelo instead. Had to call him when we were at the water bus stop but he did not answer. (We later learnt that this was due to the poor connection in venice) Hence we walked all the way to the main place at San Marco to find out that we had to walk all the way back to Sant Angelo. Despite the initial inconvenience, the apartment was lovely and spacious for 4 people. The owner was friendly and gave us a 'tour'around the apartment and how everything worked. The location at Sant Angelo was good,in between Rialto and Accademia bridge, not too touristy, and very good restaurants around the area.

Nice Apartment Close to everything
The pillows were very fluffy and comfy and the apartment was very clean and well taken care of. The condo was walking distance to every main attraction. There was a boat taxi and a cheap cafe two minutes away from the condo.

TREMENDOUS LOCATION. BEAUTIFUL ROOM ON TOP FLOOR WITH TERRACE AND AMAZING OUTLOOK. LOVED IT. PLENTY OF ROOM FOR THE THREE OF US. VERY FRIENDLY AND HELPFUL STAFF. Thank you for a great place to stay in Venice
This is a great little find in Venice. First off, it is not too far away from the Rialto Vaporetto stop, so lugging your bags around on the cobblestone "streets" isn't too much of a chore. It's location is pretty optimal around cafes, bars, restaurants, etc. The proprietor (unfortunately, I cannot remember his name) was extremely gracious. Besides being a little small, the room was laid out pretty well and had a decent sized bathroom. We had room for both our suitcases and two carry-ons and didn't feel like we were tripping over each other. Probably the best part was the delicious cappuccino delivered every morning to our room. I'm normally a tea drinker, but these cappuccinos were excellent. The breakfast tray included orange juice, a couple of packaged croissants (even those were better than some of the ones sold in supermarkets in the U.S.), melba toast, and assorted jams. Definitely would recommend this place.

The hotel was somewhat difficult to get into initially because you need to call to get the access code. Other than that, the location was great - close to the Rialto bridge and St. Mark's Square. We were on the 3rd floor... It was up a narrow staircase, and no lift. It looked out into the alley and another window. The double bed was 2 beds put together and the mattress was lumpy and not comfortable. I could feel the springs underneath. The bathroom was typical of the European showers. Breakfast was brought to the room in the morning and consisted of croissants and bread in plastic packaging, and coffee (which was amazing). It was a good location overall, and certainly a fair deal for the price.

My husband and I had to urgently book new accommodation in Venice because our other reservation got cancelled due to flooding. There wasn't a great deal available in our budget but it seemed to work within our budget and where we want to be; the reviews were really good too. The room is nothing to write home about but the location is fantastic and hotel staff are so lovely and helpful! Breakfast is also brought to our room every morning. The walls are a little thin, so could hear the people taking above us but this didn't bother us much as they werent keeping us up. Keeping in mind, unless you spend a small fortune in Venice, rooms are generally not amazing, this is well worth the money and we would definitely recommend it! Great location with helpful staff!! We really enjoyed our stay

Pros: Central location, beautiful rooftop, spacious, excellent service. Cons: incorrect telephone number listed on confirmation email, walk up, hard to check-in virtually (if no phone you cant chrck in), seen better breakfast, too many mosquitoes at night.

A Great Location (Except the apt in annex bldg)
The Apartment itself was very nice and I feel was a decent value for the money....considering it's in Venice and most places have tiny rooms. The weakness in this hotel was the service. There was no welcome email with directions to the annex building where the apartment was located. The proprietor tried to explain it to me on my cellphone but the service was in and out and I never understood. So we had to walk probably 1.5km (the proprietor helped with one bag, luckily) to the other location, which was not easy. The only thing bad about the apartment was the mattress was horrible. It sagged around the hips, had little support, and was generally terrible. We managed to sleep but it wasn't very restful. Similar to the hotel we stayed in in Rome, they don't seem to understand that a "hotel quality" mattress really doesn't mean much. I would stay here again if they would swap mattresses, the only reason this seems like a complaint as a whole is because of the lack of communication ahead of time.

I'd rate this 4.5 out of 5 stars. Excellent location. Very clean , spacious bedroom and bathroom. Has A/C and free WIFI. Great price. Key pad (very secure) entry. The manager is very nice and our breakfast was delivered to our room every morning at 8:30 a.m. on the dot. The cappuccino is out of this world. I spent 3 days here in room # 1 on the first floor. You can look out the window and see the canal to your right side for gondola rides.
