The check-in was very easy With the staff being very accommodating. The rooms are very big. There was water in the room. Rooms had refrigerators, but ours did not work. The front desk closes after 8 PM so you need a special device to be able to open the gate to the courtyard to get into the building. We had asked to arrange a water taxi for a trip to the airport. She took our numbers and told us the taxi driver would be calling us, but we never received a call. We ended up walking to the pier and grabbing a water taxi from there. Overall was a nice experience. Close to everything was a 10-15 minute walk from the pier with no bridges.
I recieved a text message to ask what time id arrive. And she gave me directions what transport to get to the hotel. When we got there i just text the number saying we were here and she came to meet us. Room was ready for us so we checked in, were taken to our room and given instructions on keys and aircon and left to it. Didnt have any problems. We were a short walk to 5 restaurants and a cafe all in a little square and it wasnt far from the coast so easy to get to and from. Also only a short walk to St Marks Square. Would stay here again.
The location is great with quick access to St Marks Square and the water bus. That’s the only positive I can give about this hotel.
We had room 1 which is classed as a studio apartment. The room looks lovely, bright and spacious on the official photos, however the reality is that it is dark, dank and thoroughly depressing. The canal view promised was equally disappointing as the windows had bars and nets in front so there was no real view. The room itself was dirty with spiders and webs in all the corners. I had to remove a number of these before my daughter would use the bathroom. The bathroom shelf was broken so there was nowhere to put toiletries. We didn’t even unpack as everything was grubby and damp. The plaster is falling off the walls, there are numerous dead bugs stuck to the walls and ceiling and stains on the paint work. The entire place needs an update.
Venice was our last stop at the end of a two week trip and this place was just awful. Don’t book the studio.
Loved our stay here. The room was spacious and the location was excellent. However, the shower had no curtain and the shower door was broken so water got everywhere. Also the booking says there is laundry facilities and there was none.
A quiet area to stay away from the crowds which is nice after a long day walking around Venice. Room has everything you need and TV has Netflix. The rooms were clean and fresh water was given daily, I would stay here again!

Rooms were decent enough, and location is good for some of the bigger attractions. Take a water bus to St Marks to get there, or you will have to drag luggage through Venice. Limited hours of reception, and even during those hours it was often closed/impossible to reach anybody.
Once booked communication very good, if checking in after 6 pm, self check in. Process very easy to follow. Very walkable, staff very nice and professional. Would stay again.
The hotel was through a maze of streets. Should have checked the nearest water is stop which is San Marco not Rialto. Otherwise no complaints. The staff were friendly and helpful.

Unfortunately the heating & cooling didn’t work at all & the room we had unfortunately didn’t have sunlight which would have been nice.
Great location, friendly staff. A big hard to find at first but the location once found made up for it.
This was a cute hotel was very clean and near everything.. I would recommend this hotel

Check in was remote with a key box. The layout of the bathroom was odd. The bidet was next to the sink and the toilet in a corner near the shower. Shower glass was not attached to the tub. It all worked out and the location was good.
