This hotel's front desk CLOSES AT 10PM and you CAN NOT CHECK IN AFTER 10 PM. I got surprised by this when arriving late at night / early morning. I tried calling the hotel over seven times, starting at 9 PM, to make sure the late check-in wouldn't be a problem, and they never answered the phone. Expedia has a note that the hotel office closes at 10 PM, but that's in small print hidden behind a link titled something like "check-in policies". I've stayed at, at this point, hundreds of hotels -- it's not uncommon for an office to close at a late hour, but usually there's a phone number posted that you can call for late check-in. At this hotel, if you arrive past 10 PM, you're S-O-L. I started making calls from their lobby and I guess that got someone out of bed, who was able to get me checked in. I genuinely regret that I interrupted their sleep. I would have avoided that had anyone answered a phone call, or Expedia posted a more prominent note that there is NO CHECK-IN AFTER 10 PM. Aside from all that: the room itself was clean and had plenty of space, everything appeared to be in good working condition, it's located in a small town and appears to be well maintained. If not for the check-in snafu, I would've been pretty happy with the stay.

Outstanding front desk service
Highlight was the help I got at check in. I had driven a long ways to attend a reunion for the Steens Running camp and got to the hotel early. The young lady came to the front desk and worked to find me a room to go to a few hours early. I SO appreciated that. She easily could have said sorry you will need to come in a couple of hours. They were busy cleaning rooms and still took the time!!!!!!!!!!!!!!!

This motel from the outside and the neighborhood closed stores doesn't look so great. Then when you enter the lobby you see clean carpets, tables, counters, hallways, pool, and the hot tub. It smells really clean!! Lady at desk is friendly. We parked right outside our room so it was easy to take stuff in. The room is very clean! Beds were soft. Bathroom is small but clean. The air conditioner worked great and was not annoying. I will absolutely stay here again on our way to the coast!

To be honest , the area of the town of Burns that the inn is in looked a little worn and shabby. But Americas Best Value Inn proved to be the opposite. It is neat and clean . The beds are very comfortable. The staff is friendly. I will plan to stay here when I come through again. This is a bit of an unexpected gem .

we were not able to use the pool because we arrived after 9:pm but it looked inviting. The room was clean but the curtains were shreaded. The breakfast was not the best. I was hoping for waffles. We got in late so we slept in a little. Breakfast went only until 9. We got there at 8:30 but there wasn't much left.

Good place to stay
We had a great time rockhounding in this area. Burns was a good central location. The staff was wonderful, especially your desk clerk. The room wasnt very clean, food under the bed and a diaper behind the bedside table. Also the bathroom ceiling was very dirty. Despite those few things we were happy to stay here and would stay again if the price was better.
