The area was lovely and a nice walk uphill towards Edinburgh centre. The room was incredibly clean, brew facilities in room available, working heater and tv, comfy bed. The owner was very warm and welcoming, breakfast is available also which is a pro for some. Only cons: bad shower pressure, jammy door lock, and jammy window

Lovely peaceful place in New Town
The place is in a great location, in the interesting, charming and less touristy New Town area. It was an easy walk to Princes St and the station. There are some lovely neighbourhood bars, shops and restaurants very nearby. The place is a homely, characterful old town house. A very large bedroom and small bathroom. The room was very comfortable and well equipped with everything you’d need and more. It was a self check in but still had a very personal feel as Keiko was very communicative by message and it was lovely to meet her in person too. She is an extremely attentive and welcoming host. The price of the place seemed high, and didn’t include breakfast, but I appreciate that all prices are high in the area. I had a very comfortable and extremely peaceful stay. Thank you!

Just a short walk from Princess Street with a number of great local restaurants and cafes nearby. Is very central to most of the city sights including Edinburgh Castle and Royal Botanical Gardens, as well as Rose Street. Easy tram and bus access.

I enjoyed my time here but I wasn’t quite prepared for the room set up. I booked a twin bed with private bath. I didn’t realize the private bath was in a separate room. To use the toilet I had to leave the bedroom, enter the common area hallway, and enter another room. And the shower was in a separate, third room. I know with older houses we need to be flexible, but I wish this set up would have been more clearly communicated in the reservation options.
Overall - it’s a quaint place to rest your head. I spent most of my time out and about anyway.
This Guest House was central and in a quiet area. The room was spacious, clean, great decor. The owner, Keiko was helpful prior to my arrival and gracious when I was leaving.
Cost was reasonably for the quality of accommodation. A comfortable night sleep to boot. Couldn't ask for more.

Location was ok, but very highly priced considering we had to share a bathroom and a very basic room
Perfect- easy self check in and room was spacious- ideal for attending event at royal botanical gardens- 1 cannon mills bar and restaurant round corner is excellent for waffles and breakfast- bluebird also recommended but was closed for refurb
I stayed at Ardenlee Guest House for three nights in February. The owners are lovely and made me feel welcome with a complimentary upgraded room. Check-in and check-out is very easy. The room itself has everything you might need for a short stay: a nice private bathroom, a decently comfortable bed, blackout curtains, a tea kettle, and good, free WiFi. Everything was in nice working condition.
It's nothing fancy, but a comfortable place to stay for a solo traveler. Beware that the walk to the city center, though only 15-20 minutes, is uphill. Consider using public transport (which is all explained when you check in).
The hotel was nice. Good communication about how to check in.. as i arrived after 11pm. The room was basic but clean and well equipped. Loved the cotton bud and cotton wool dispensers and was handy to have tea and coffee and a hair dryer at hand. The tv was good too. The bed however was the most uncomfortable bed i think i have ever stayed in. Turning over felt like id broken a bone. It was like sleeping on the floor. However. Overall it was worth the £45 a night. I just suggest they look at changing the matress perhaps.
Looked not bad when first entered the room.but bed was very very noisy & squeaky with the slightest movement fold cardboard stuffed down back of headboard to support it.shower tray seal was very mouldy which we took pics of. Floor beading behind bed & bedside cabinets thick with dust they obviously don't move when hoovering. Certainly would not stay again.
Bedrooms nice and clean and comfortable. Bathroom which was shared was extremely unpleasant to use. The bath/shower in particular was very worn and dirty and so we chose not to use it during our stay. The staff said there would be one other person using the bathroom, however we saw four different people use the facilities. The location was good - just one walk up the hill to the city.
