NEWLY BUILT OCTOBER, 2022, PICKLEBALL AND BASKETBALL COURT! This court is located ON my property NOT at a nearby clubhouse or park. Swimming Pool approximately 15'x37' with Swim-Up Bar, Hot Tub, and gorgeous Gas Fire Pit with seating. It is AMAZING!!!! The hot tub seats 11 adults and the fire pit seating will accommodate 10 adults. This outdoor space is going to make an already fabulous Lake Travis Rental home experience even more fabulous!

DESCRIPTION--The best feature of this home is its open main floor that includes a large kitchen, dining room, entertaining area, and family room. It allows for ease in gathering and enjoying each other's company while engaging in various activities. People can watch or help prepare meals at the huge granite breakfast bar while others play pool, ping pong, foosball, or shuffleboard and watch the 85-inch Samsung television. Others would argue that the best feature is the expansive covered deck providing an amazing place to hang out while watching gorgeous sunsets with deer walking between you and the lake.

ACCOMMODATIONS--Villa Soleil has 4 bedrooms. Three bedrooms are upstairs, including a master bedroom with a king bed and two guest rooms with king beds. Each of these bedrooms has a flat-screen TV with an Amazon Fire Stick. The master has an office desk with a fax machine and printer. Downstairs is a bunk room that has four sets of bunk beds. Of the four bunk beds, three have full-size beds on the bottom bunk and twin-size beds on the top. The fourth bunk bed has a queen-sized bed on the bottom bunk and a queen-size bed on the top bunk. The bunk room is equipped with a 75-inch Samsung TV. There are three full bathrooms; two upstairs and one downstairs. The master bathroom has a double vanity with a very large walk-in shower. The second bathroom is near the two upstairs guest rooms and has a walk-in ceramic tile shower. The third bathroom is located downstairs near the bunk room and has a walk-in shower.
LOCATION--This home is located in Lago Vista, which is surrounded by the beautiful Texas Hill Country, 38 miles from Austin's downtown 6th Street, 53.5 miles from the Formula 1 Race Track (Elroy), and 47 miles from the Austin Bergstrom International Airport. You will be close to Hill Country wine tasting or hiking as well as close enough to enjoy many activities in Austin.
SETTING--This home has a very quiet and scenic setting on Lake Travis. The large deck looks out to the high cliffs of Paleface Park (also called Pace Bend Park). With no homes or campers on the opposite side of the lake, sitting on the deck watching the sunset over the cliffs is breathtaking!
WATERFRONT--Located at the 27-mile marker on Lake Travis in VERY deep water. Villa Soleil is a great location for all types of water sports. Even during the 2013 drought, the boat dock remained floating in very deep water. A local boat company will deliver a boat or other watercraft to the dock. With a gentle slope and a 5' wide concrete walkway from the home to the lake, there is very EASY ACCESS!!
BOAT DOCK--The boat dock is a single covered slip that will accommodate up to a 23' direct drive boat and two personal watercraft. The boat dock's electric lift will accommodate a direct drive or a V-Drive boat. There is also an electric lift for two personal watercraft. Bring your poles; the fishing is great right off of the dock!

**LAGO VISTA OCCUPANCY TAX**
Please be aware that when you make a Reservation Request, you are booking through VRBO and paying VRBO a service fee. The amount of the service fee is included in the quote VRBO gives you. That amount is not a credit card fee nor is it a fee this homeowner charges. As of April 1, 2019, VRBO started collecting the State of Texas Hotel/Occupancy Tax and paying it directly to the State Comptroller. This State of Texas Hotel/Occupancy Tax is shown on the VRBO payment breakdown as "Lodging Taxes we remit." VRBO does not, however, automatically collect the required City of Lago Vista Hotel/Occupancy Tax. I must collect the Lago Vista tax with a separate payment request that I will send to you after you book my property. The City of Lago Vista Tax is the exact same dollar amount as the State of Texas Tax. (On the payment breakdown as, "Lodging Taxes we remit"). This amount is calculated by adding the rental amount plus the cleaning fee multiplied by .06.
Also, part of our procedure is to have a signed lease agreement. As soon as you make the reservation request, I will send you the information needed to write a lease agreement. Sometimes our emails go into spam/junk folders so if you do not see it shortly after you make the request, please check your spam/junk folder. Please return this information as soon as it is convenient and no later than 24 hours after the request. After you receive the lease agreement, you must return it signed within a week of receiving it. If you do not return it, this may be treated as a cancellation and the cancellation rules will apply. The lease agreement is mailed from my business email address and will be sent either the same day or the next morning at the latest. If you do not see it, it is your responsibility to let us know.
RENTAL POLICY**No weddings allowed. No groups over 14 people INCLUDING any daytime visitors not spending the night. No groups where most or everyone is under the age of 35. Any group of ALL ADULTS cannot exceed 10 people. No loud, drinking parties such as bachelor or bachelorette parties. All guests must contact the owner prior to booking this property otherwise the owner reserves the right to cancel your reservation. No day events that include more than 14 people--this includes all guests whether or not they are spending the night. We would greatly appreciate you contacting us before doing an instant booking or reservation request.**

*Driveway Camera*
This camera is located above the garage door of the lake house and faces Redbird Drive. Its purpose is to monitor the driveway area for security reasons.
*Pool Equipment Camera*
This camera is positioned to oversee the pool control/equipment area. Please note that this camera does not record or face the pool or spa area; its sole focus is on the pool control/equipment.
These cameras are in place solely for the purpose of ensuring the safety and security of our guests and property. We respect your privacy and assure you that no other areas of the property are under surveillance.
