This hotel is disgusting. The pull out couch can’t even be slept on. It’s actually worse than a prison mattress. We were offered a spare closet mattress if they could find one to place on top of it. Our room had 0 smoke detectors on the third floor. We booked a one bedroom suite. Third floor with an infant and it had none. When we brought this to the managements attention they said to either deal with it or leave but they “dont do refunds” although it’s a code violation which was confirmed by the local fire chief. The view outside the bedroom resembled the local dump. Employees sitting smoking on break on the “smoke free property”. The woman at the front said she didn’t promise us ocean view, just a view. So be warned, your view may be the hotels personal land fill. The owner could not possibly be any LESS useful. You would likely have a better conversation with one of the many mattresses covered in filth lying by the dumpsters. I would not recommend this hotel to anyone. We have been fighting to MONTHS to get our money back for the 3 night stay we had booked.

This is the worst hotel I been, you can hear guest having sex the next door. I didn't have a good rest the whole night.

Not the worst, but left a lot to be desired.
The hotel was kinda what you’d expect for a beach motel - the property was a bit run down, peeling paint, sink barely drained, tub had a hole in it fixed with duct tape, window shades were busted. The staff had no idea where we could get breakfast nearby. Pool was clean but cold (not their fault). The restaurant on the property (not affiliated) had live music on a Sunday evening that was quite loud. It wasn’t the worst place I’ve stayed, but I would probably not stay again. I’d probably not stay in Old Orchard Beach anyway, it was very crowded and tacky-touristy.

The light when you walked in did not work only the light between the beds and bathroom worked. Beds were saggy and uncomfortable. Coils poking through. Pillows were so old they folded them in pillow cases and they looked like balls. Person upstairs banging and walking all night. Remote back was broken when I picked up the remote it was only held on one side .

I will start with the $100.00 pet deposit this is something that should be on the website instead it says there is a $20.00 pet fee, the $100.00 is a surprise when you check in. The other is the headboard on one of the beds was falling apart so it banged on the wall during the night. As far as being close to the water it was great to walk across the street and be on the beach.

Location is right across from the beach and 1.4 miles to the pier. It was quiet but also off-season. The pool was great, the room was outdated but clean, and staff was friendly. The restaurant attached served delicious breakfast. The biggest con was that the beds were terrible. Mattresses were dented & SUPER uncomfortable and each double bed had two tiny square pillows. That’s said, you get what you pay for. We went for 1 night and didn’t want to spend a ton of money on a room we weren’t going to spend much time in. We would come again for 1 night but if we planned a longer stay, we’d definitely look for somewhere with more comfortable beds.

The room and king size bed I booked was given away, ended up with queen bed Im a big guy the bed uncomfortable and room without amenities I was hoping for never again will I stay here no heated pool that was a lie

Pool area was nice and clean. Restaurant which I believe is not affiliated with the hotel had great food and staff. The only decent things on the property. No staff after 5PM. Rooms are run down. Outside of hotel is run down. No phones in the rooms. The was a lamp on the table between our beds with no outlet to plug into...I had to repair the door lock hardware so I could shut the balcony door.

Decent location and clean are two positives I can offer. The room was in poor condition with bare light bulbs, water damage, and peeling paint in the bathroom. Both the sink and the tub did not drain properly and water stood in both for long periods of time after use. They don’t provide any information on local takeout or even what channels are available. Several times we were unable to find anyone in the office for toilet paper or towels. The weather was beautiful but the only windows that would open were in the bathroom. Two outlets were hidden behind headboards and the headboards were not attached to either the bed or the wall so, while in bed, the headboard would lean OVER the bed precariously above our heads. There as no luggage stand or comfy chairs in the room so we all set our open luggage on the floor. The hallways up to our floor were also in poor condition with peeling paint and what appeared to be water damaged wood. The only light in the main room was a small bedside lamp. The mattresses were sagging and very uncomfortable. We left a day earlier than we had booked …. Very disappointing.
