Location is the hotel biggest asset by far.
Hotel is very dated, pictures from the 1940 show not much has changed.
We had room 80. its was small, very old windows, chairs very old and uncomfortable and armrest show signs of being chewed by dog, room smelt stale and musty. Walls very thin. Could hear the couple next door coughing. TV tiny. Tea/coffee poor with one packet containing 3 biscuits.
Did ask to change rooms but told not possible.
A lot of this is not end of the world stuff but a shame that the photos of the hotel give a much inflated view, of I am sure what once was a beautiful hotel.
Great hotel for dog lovers. Lovely towels and toiletries,
breakfast really good. Games room, swimming pool, large wooden ship play area for children. Strange mixture of really good bits and really poor bits.
If you have good weather and use the hotel as a base then you probably will be ok. Bus stop right in front of hotel. 5 mins walk to brilliant Knoll beach.
We have used this Hotel before and it a great location and nice room. And a great breakfast.The Hotel as plenty of character and us in a nice setting close to the beach.
it was very comfortable clean tidy of our room we will defo be going back but not 1 nite maybe three
in morning breakfast was as youd expect my wife had something not on show she really enjoyed it
dont change a thing its all very good.
Overall, my experience was acceptable, but there are several areas that need significant improvement:
Infrastructure and Maintenance: The building and infrastructure are in dire need of a massive renovation. The current state detracts from the overall experience.
Housekeeping: Unfortunately, the garden suite compound was not cleaned during my stay. My room was not attended to by the cleaning staff—no fresh towels, no new cups for tea in the morning, and no replenishment of toilet rolls.
Dining Experience: While the food was decent, I found it to be overpriced given the portion sizes, which were too small for the cost.
I hope these points are taken into consideration to improve the experience for future guests.

Has the potential to be amazing but it’s very tired and needs a hell of lot of updating and maintenance done. About £15m - £20m should cover it. Thats how much it needs renovating.

The rooms are basic and we loved the quirky, historical charm of the hotel. The views are breath taking and location is perfect. The only thing is people left dogs in their rooms barking which was a shame but the hotel were quick to try and resolve it
A step back in time to the 1930s but with a modern twist.In need of some TLC in places. Showers over very deep baths awkward for us more senior citizens.

Hotel fabric deteriorating but had a lovely time
My daughter and I had a lovely long weekend, the weather was glorious, breakfast lovely and super outdoor swimming pool.
The hotel is now very shabby and dated but we were expecting that since the new owners want to pull it down but can't get planning permission. We have been going to Knoll House since before it was sold and they were constantly refurbishing it but that is not happening now and the bare minimum is being done and it shows. I wish the new owners would scale back their proposals for a "resort" type complex, it seems inappropriate for the site and it will become out of reach pricewise for most people.
Staff pleasant and helpful, a bit hasty removing plates when they want to start laying up for the lunchtime meals.
Only had evening meal once, tasty but a bit overpriced.
Overall we had a lovely time and will miss it when it goes.
Kid friendly, rooms were old and needed refurbishment. Very hot at night and quite noisy, felt like you were in the corridor. No fridge in room. Restaurant was expensive and very average.
