Located near USF and minutes to Busch Gardens, Adventure Island and the Hardrock Hotel & Casino, our renovated & private master suite features a private entrance, dedicated parking, a king bed, full bathroom with shower/tub combo, walk-in closet, bistro set, sitting area, and kitchenette with burner stove, screened in patio, and propane grill. High-speed internet, cable, and NetFlix are included.
All cancellation refunds will be withheld the 3% processing fee.
CHECK-IN & CHECK-OUT TIME: Check-in time is at 4 PM EST. Check-out time is at 10 AM EST. If early check-in or late check-out is available you will receive a notification from us with the available options. Reservations
SECURITY CAMERAS: For your security and ours there are cameras located on the exterior of the property focused on the entrances. THERE ARE NO CAMERAS ON THE INSIDE OF THE PROPERTY. Tampering of cameras will IMMEDIATELY CANCEL your reservation WITHOUT refund.
SMOKING: No smoking is allowed inside the property (this includes cigarettes, e- cigarettes, and vapors). When smoking outside please dispose of all cigarette butts in the trashcans provided.
PARTIES/EVENTS: Parties or events are not allowed. All guests must be registered. Any party/event will IMMEDIATELY CANCEL your reservation WITHOUT refund. Additional charges may apply.
AIR CONDITIONING: Temperature is set at 75F. Guests do not have direct control over the thermostat but may request temperature adjustments between 70F- 80F.
BARBECUE GRILL*: A propane grill has been provided for your convenience. It is to only be used on the uncovered concrete areas. Guests are responsible for cleaning before and after use. A grill utensil set is provided. Charcoal, propane, lighter fluid, matches, etc are not provided.
QUIET HOURS: All properties have quiet hours between 9 PM and 9 AM EST.
SHARED SPACES: “Zen Oasis” also shares a screened patio, propane, grill.
FURNITURE AND FLOORING: Upon checkout, all furniture must be in the location found at check-in. Charges for floor restoration will be passed to the client for any floors that are damaged.
POWER OUTAGES DUE TO THUNDERSTORMS: We live in Florida where thunderstorms happen very frequently in the summer. In rare cases, thunderstorms can cause a power outage. In the case of a power outage, it is best to sit and wait, as its usually resolved within a couple of hours.
HURRICANE POLICY: Between June and October is hurricane season (peaking in September). If a Hurricane Warning is announced and there is a mandatory evacuation, you must evacuate. We can recommend safe shelter in the area for evacuees, but for safety reasons, you cannot remain on the property. Our tablet will instruct in case of severe weather or high winds how you should prepare.
MOSQUITOS: Florida also breeds mosquitos. Around the property, you will notice orange tubes hanging from trees or the property roofline. Please do not touch as
these are helping to control the mosquitoes so that you may enjoy the outdoor amenities.
DEPOSIT: We require a deposit for any damages to the property or missing inventory. This includes make-up or suntan lotion that stains linen or towels (makeup wipes are provided). Some charges are as follows: Towels: $20, hand towels $10, wash rags $8, beach towels $25. A comprehensive inventory list and replacement cost is provided in the property guide or will be supplied upon request. If your booking website states the property will collect the deposit upon arrival, the deposit must be paid during the advanced check-in. Failure to do so will prevent you from having access to the property.
PROPERTY DAMAGE: Reservations booked on all platforms with the exception of Airbnb are required to purchase a damage insurance policy from CSA Travel Protection for a separate cost of $59. Once your reservation is confirmed you will receive an email with a link to purchase the damage protection policy. Once purchased CSA Travel Protection will supply us proof of coverage. We must receive the proof of coverage at least 24 hours prior to check-in. Failure will result in cancellation of your reservation with refunds according to the listing cancellation policy. In the event the property has damages (structure, furnishings, décor, etc.) we will submit a claim.
TRAVEL INSURANCE: In the event of cancellation due to COVID-19 or uncertainty regarding your travel, we recommend on purchasing travelers’ insurance. Policies can be purchased at www.vacationprotection.com. Please refer to their website for guidelines and options.
MAINTENANCE & SERVICE: The property is serviced weekly for lawncare. Schedule is subject to change at the contractor’s discretion. We reserve the right to notify and enter the premises for emergency situations, not limited to water damage, air conditioning, appliances, and roofing.
STAYS BETWEEN 10-30 DAYS: require an additional cleaning cost of $150. Cleaning staff will tend to the property between the hours of 10A-3P EST. A date will be scheduled for the mid-reservation cleaning. Any accompanying pet will need to be created during that timeframe. Tenants are required to sign a short-term lease for stays equaling 14 days or greater.
