Room was quite small with no fridge. You have to go to the front desk each time you need ice. Not good for older people. No lift/elevator. It requires a card for the electricity to remain on. We were on the main floor and the window would not lock properly. We stayed 2 nights and the complimentary water, snacks, etc. was only for 1 night. We had to pay extra for additional bottled water. Parking was difficult to access and was extremely expensive, which should have been included with our stay. I would not recommend this hotel.

Hotel was in an excellent location; walked to everything. Room was too small for 2 people. Very difficult to get to and from washroom for person on far side of bed. As well, wifi was spotty later at night

Overprized, chepest breakfast possible
Our rating was influezed by the low price to value ratio this hotel offers. £200 pound per night for a very small room plus low quality breakfast is too much in our opinion.The room was very small, however clean and with modern, again small, bathroom, and the Hotel is in a good location for exploring Edinburgh. We were however disappointed by the breakfast. Here the owners went for the cheapest possible option with a breakfast bar (no seperate menue). The warm food from the bar was unpleasent, again the cheapest the owners could get their hands on, and far removed from any Scottish breakfast you would expect in our capital. There was one kind of ham and one kind of sliced cheddar available, again low discount store quality, as was the orange juice made from diluting juice. We would recommend guests to have their breakfasts elsewhere, this however further impacts negatively on price to value ratio.

For the price it’s extremely small and basic! It wasn’t a cheap hotel but the most claustrophobic room I’ve ever stayed in! And so sweating hot! No shower door also meant the floor got soaking wet! I think you only pay for being walking distance to Edinburgh centre.

Very compact room but had what you needed for your stay. Was only here one evening and relatively close to major attractions as well as the train station - if you are in shape and not too much luggage can easily walk there. The front desk was across the street from our room and we had to walk down stairs to our room. The room was clean and the front doorman was nice. Would recommend, relatively budget friendly and good quality for americans (who tend to be used to larger rooms and more modern).

This property was clean, convenient walking distance to Waverley Station and staff very polite. Given the time of year, air conditioning would have been appreciated, however they did provide a fan!
