Located only feet from the sand, this freshly upgraded upstairs unit of our popular corner duplex is within reach of the Balboa Peninsula's 40th Street beachfront and ocean recreation, offering Newport Beach's great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder. Here's what you'll find:

Best of all is the close proximity to the hugely popular 40th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area; and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day!
The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Dr. bike path. It's the best way to get around town to avoid any parking and traffic hassles, too! 

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! Contact us for more information.

Family vacation beach/disneyland
We enjoyed our stay here. There was plenty of room for our family and the balconies were nice. Short walk to the beautiful beach. 2 parking spots were very tight for a larger vehicle but still appreciated. Refrigerator could be replaced, shelving in the door was all broken and the main drawer in the feezer had a large crack. Toaster only worked on one side and coffee pot (double) was broken on both sides. Knives were pretty dull. This all made cooking a little challenging. Twin beds were hard but all kings were cozy. Shower in master had too much pressure, felt like hail hitting your skin. The other showers worked just fine. Not a fan of washing our own dishes which means the people before you were in charge of washing yours. Our dishes weren’t all clean. Overall, we enjoyed our stay and mgmt brought another coffee pot later the same day. We never asked for another toaster but I’m sure they would have brought a new one of those too. Such a cute town and we had great weather. Hope to visit again soon.

Newport Beach Long Weekend
We celebrated a graduation in Orange and rented this spot in Newport Beach for the fun, beach, bikes and great beach town. The place is great for accommodating a large party, the three full bathrooms were a big plus. Location is fantastic with a barely 1/2 block walk to a beautiful beach and walkable to shops, cafes and restaurants. Leasing company was VERY responsive. Place is in great shape with well-equipped kitchen, living room with comfortable sofas and large tv. Check-in and checkout were super easy.

Our situation was a little different, as one member of our group has recently had surgery to repair a broken ankle. The property had its challenges for the person on a knee scooter but it still worked. We had 6 adults and we had just enough space for us. You can’t beat the location! The bathrooms were a little small and lacked storage but not something one can’t look past. The stairs outside to get to the front door are mixed elements, so our broken leg person who had to go up and down on her butt had to use socks over her hands due to the rough texture. Overall a good stay and we would consider returning.

Overall enjoyed our stay. Place is located just steps to the beach. Had issues when we first arrived with the door but the Property Management company answered immediately and had someone come to take a look within 5 minutes. The only misleading item is there is no tub, not even to step into. The photo on the site shows a step in tub when in fact that shower has been redone since and does no longer have a tub. Other than that, everything was great.

Nice location, okay value, bathrooms desperatly need updating to eliminate mildue in grout.
The size worked for our large family, tv in every room, close to the beach and restaurants. It's a little older and the bathroom tile is dirty, the faucets are stiff and mineral crusted. The styling has little character, but works for a large family hangingout together. Bedding was comfortable. Floors were dirty. The description said 3 showers but the pictures showed a tub which was not there. I guess that just matters for children.

We spent 5 night in Newport Beach. We went to Disney for two full days and stayed close to the beach on the other days. We appreciated that the house had king beds. The house definitely shows it’s age and there is obvious wear and tear but the price was right and the size worked well for our family.

10 of us stayed in this 5 bedroom apartment. Great location. Very clean and good quality bedding and towels. Beach towels and chairs provided. Very detailed instructions from management company. We saw dolphins in the ocean from our balcony. Would recommend.
