Situated just one block from the ever-popular 40th Street beach, our newly-updated downstairs vacation unit provides a great home base for families to enjoy the best coastal experience that Newport Beach can offer. Here's what you'll find:

LIVING ROOM:

KITCHEN:
 - Center island with barstool seating for 6
 - Major and small appliances
 - Fully stocked with gear for meal prep and dining (dishes, glassware, flatware, cookware, bakeware, etc.)
 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
Bedroom #1: Queen Bed; ceiling fan 
Bedroom #2: 2 Twin beds; ceiling fan; en suite bathroom

EXTRA SLEEPING ARRANGEMENTS: 
- To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided.
- Space is limited in the home. Sleeping mats can be used in the bedrooms or in the living room/ kitchen area

 - General street parking can also be utilized throughout the neighborhood when available and on-site parking is being utilized.

The upstairs 4 bedroom/3 bath unit can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listing or contact our office.

LOCATION:
This home is conveniently located along the peninsula?s main boulevard. As a result, ambient traffic noise may be heard.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Excellent location. Parking in garage for two vehicles was a very nice amenity. Loved that beach/restaurants/grocery store were all within walking distance. Unit was well set up and very nice inside.

Great location! Very safe & quiet. The property is really cute & so close to the beach & walking paths. Plenty of restaurants & shops to walk or bike to. The street gets very crowded with cars. It was nice to have a garage to park in & not have to drive around looking for parking.

Just Right, if no upstairs neighbors.
Loved the size and ease of the space. Perfect for our family of 5. We brought an air mattress, but they did have two thin fold out pads available. It was clean when we arrived, however we weren’t able to keep it that way with no broom or vacuum. The kitchen had a nice new counter with an eat at island that seats 6. We cooked on the gas stove and baked in the oven. It was great! The fridge is new and spacious, however the water and ice don’t work, so you’ll have to buy bottled water. Not a big deal. The toaster needs replacing but works if you hold the button down the whole time. The garage was plenty big enough for our car and the other tenant. Very deep. Now, for the important info. This property location is amazing for a lot of reasons. It’s east facing, so you get some amazing sunbathing in the morning on the porch area. A huge plus. It’s only steps from the beach and the noise was minimal from Balboa Blvd. The noise from upstairs however was not minimal. We were lucky to have most of our stay without anyone up there, but the last two nights a family moved in and it was not pleasant. You can hear pretty much everything and it was like living with their toddlers. The sound of their running and playing and flushing was very loud. We had lots of white noise on at night to be able to fall asleep. I wouldn’t rebook this location for that one reason. If I could confirm there wouldn’t be anyone upstairs I would rebook in a heartbeat.

Best location for the price hands down. One minute walk to a huge open beach that is perfect for teenagers and little kids and families just looking to chill. DoorDash and Instacart deliveries were flawless. On-site washing machine and dryer were great. Super quiet despite being closer to the street. Communication with the rental company was within hours or minutes of reaching out. Great stay!

We enjoyed our stay in this adorable property. We did not have any issues at all. The proximity to the beach is wonderful. The kitchen was stocked with all equipment needed for making meals in the house. The garage is shared so you get one side which can fit two cars tandem, the other tenants at the time did not close or lock the garage door at night so it worked more as a carport with a little less security than a garage but not a big deal. We would stay here again!

This is a great place to stay on Balboa Peninsula. It is close to everything, and only 2 blocks from the beach. Its clean and roomy. Nice furnishings. This is the second time we have stayed at this location, and we love it!

The rental was only 2 blocks from the beach. The property was cute and clean. The beds were comfortable, pillows a little uncomfortable. Plenty of kitchenware, but no hotpads. The upstairs renters were loud. With all that being said, we enjoyed our stay.

Nice beach location
This property is good for a family with teenagers. We had plenty of space with a short walk to the sand and boardwalk. The washer/ dryer and well equipped kitchen are nice. Since it is a bottom unit, you will hear the people above move about, the floor/ceiling is thin. The tankless water heater does not operate properly, it only supports one hot shower at a time. This is not a quiet location since the house boarders Balboa Blvd. There are plenty of windows to enjoy the ocean breeze, It’s just noisy when the windows are open. Overall, this property delivers on everything promised and is well managed.

We loved this house! Everyone had their own space including bathroom. We really enjoyed the outside patio where we could BBQ and play games. The beach is maybe a 2 minute walk which was very nice because we could just walk back to the house for whatever we needed. The garage parking spot is a huge plus as parking on the street is very difficult. The neighbors are very nice and friendly ( full time residence)The pier is about a 20 minute walk which we did daily for ice cream and shopping. The bicycles we used to ride down to the second pier and ride the ferry to balboa island then checked out the fun zone. I would highly recommend this home and we will for sure be back again!

The owners get a great job of converting this unit into one that has three bedrooms and three bathrooms allowing our party to have the privacy and spaces we needed to be comfortable. The unit is just a short walk from the beach bound with a parking spot making it super convenient for us to enjoy sunny days in Newport Beach. Beachview Realty did a fantastic job communicating with us and getting everything ready for our stay.
