"33 Palms" is the perfect beach house. Located just next to the pool and beach, down a peaceful lane in Seagrove Beach just off 30a.

Meticulously renovated and updated by interior designer Kristie Barnett, this home, in the popular Summers Edge community, offers 4 bedrooms, 3 bathrooms, and sleeps up to 10 guests. On the beachside of 30a, our beach house is situated next to the swimming pool on the coveted, bike-friendly South Ryan cul-de-sac. Just 20 steps to one of two luxurious community pools, and 65 yards to the beach – there are no busy streets to cross! Seagrove Beach is within biking distance to Seaside, and a few miles from picturesque Rosemary Beach, Seacrest Beach and Alys Beach. The HOA does not allow golf carts.

33 Palms boasts a total of four outdoor sitting areas – a front porch, two covered balconies, plus a large sundeck off the third floor. Newly refinished hardwood floors flow throughout all three levels of this elegant home. With three king bedroom suites and two separate bunk areas for up to 4 children, this home comfortably sleeps 10 guests.

The entrance to this home begins at the front porch with a classic swing. Just inside, the living area is furnished with a designer combination of new and vintage décor complete with comfortable seating and a 60” smart television. In the statement kitchen you’ll find stainless steel appliances, Cambria quartz countertops, a lovely tiled back splash, and open shelving. The contemporary oval dining table seats 6, and the adjacent kitchen counter bar seats 3. There is an outdoor propane grill and a heated outdoor shower for your convenience.

The light-filled first floor bedroom features a KING bed, 35” Smart TV, an attached renovated bath, and a closet just big enough to tuck in a pack-n-play for baby’s naptime. This provides a perfect option for guests who would prefer the convenience of never having to climb stairs during their stay.

The main master suite is found on the second floor, and is the perfect hideaway outfitted with a KING upholstered bed, a 60” mounted smart TV, and a relaxing upholstered chaise lounge for afternoon reading or checking emails. The master bath includes a double vanity, a walk-in frameless glass shower, and a soaking tub. Step out onto the private balcony overlooking the entrance to the pool, and enjoy your morning coffee.

The second master suite is outfitted with a KING bed, a 35” Smart TV, and a bathroom with a walk-in glass shower. The hallway bunk area sleeps 2 children, and provides a dresser along with luggage storage beneath the twin built-in bunks. Please note: All Televisions are SMART only, and you will need to log in to your own streaming accounts.

Bunk areas on different floors are great for separating the boys from the girls. The 3rd floor loft bedroom is a perfect getaway for 2 guests with twin bunks, a 35” SmartTV with Wii (bring your own streaming device for more options), and a large sun deck. The upstairs bunk area does not provide cable service for the television, rather, it is a perfect for dvd movies or wii gaming.

Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Nice house. Love proximity to pool and beach. We felt there maybe could have been some chairs on the outside deck on main floor. Bathrooms need some work and bedspread on main floor bedroom was ripped on our arrival. More spoons and utensils are needed in kitchen. Overall a great place and we had fun

We had a great stay!
We really enjoyed our stay and loved the proximity to the pool and beach as well as the restaurants. The house was lovely and the rooms were perfect for our family of 9 (including 2 toddlers and an infant.) The only thing that was difficult was the shrubbery in the drive way. It could really use a major trim. When you put your car in the drive, it would scratch your vehicle and you could not get the doors open nor could you pass by to get to the outdoor shower to rinse off the sand before getting in the side door. We had 2 suv's and a Camry and the suv's were a definite no and the Camry wasn't much better. Besides that we didn't [have any issues.

It was by far the nastiest house I’ve ever stayed in! -The smoke detector upstairs didn’t have batteries-they took them out and left it open, so someone knew they were missing. -The couch had a nasty stain (looked like puke) that the management company has been aware of for a while according to the cleaning company. The couch was unusable due to the stench and had to be professionally cleaned. -Bathrooms were dirty, floors were dirty, and drug paraphernalia was left in one of the bathrooms. While it was appreciated they came out and took care of a few things, the fact they were renting the house in this condition is ridiculous! Would definitely not recommend.

Great house, great location! House was clean, well equipped, and steps from the pool and beach. Only one minor issue, HVAC, which was very promptly repaired within 24 hours (thank you Elise). Wonderful Fall Break week at the beach.

We greatly enjoyed our stay at 33 South Ryan Street! The location couldn’t have been better and the beach access was simple and convenient. The house was as described, and we had no problem fitting 3 couples and 2 babies. The accommodations were comfortable and clean. I do wish, however, that the kitchen had been more equipped. Due to the pandemic, we ate at the house for all of our meals, and some of the kitchen utensils were lacking, notably a wine opener and other basics. The only other complaint was the inconvenient pool hours of 10am-10pm, which was enforced by the cleaning crews. Having small children who wake up early, we would have liked to enjoy the pool before 10am. Nonetheless, the stay was a much needed getaway and we definitely will consider this rental again for another stay.

Beautiful property. The pool is right outside the house and the beach is not a far walk. The house is beautiful. A few maintenance issues. The bathtub upstairs was unusable as it would leak into the kitchen if used. The door to the balcony on the second floor would not lock. Overall a wonderful stay.

We had a very nice time. The property was plenty big enough for 5 adults, 1 teenager and 1 kiddo. The location is ideal for the beach and community pool. The kitchen was well stocked with cooking utensils and pots/pans. My only complaint, which has been mentioned before, we had several roach incidents. We called the property manager and they sent someone to spray the following day but we had several additional roach sightings following the spray. Overall very nice house, in a superb location.

Family weekend
We, family of 5, had a great long weekend in the lovely Summer's Edge. House has a well designed interior that we appreciated. Kids made lots of use of the community pool next to the house and it was a nice surprise to found out that the beach indeed was only a short walk away (there is a footpath in between the house that gets one there directly. BTW One thing to note on the beach: there are quite some 'private' beaches next to the area where you come on the beach, with some owners being more strict than others). We enjoyed our stay in Summer's Edge and around Seagrove Beach very much.

Great location. Close to pool and beach. The listing was a little misleading, when it advertises 4 bedrooms. The "bunk room" is really a loft or a nook and not a room. One of our couples didn't mind sleeping in bunk beds, and it was on the third floor by itself, but it was a space and not a room. So, limited privacy or noise control since it is located at the top of the stairwell. Overall, we loved the house. We would stay here again.

Positives: location, location, location! Short walk to beach and right across from pool. Beds are comfortable and nice to have en-suite bathrooms. Management company was RIGHT on the issues we had. Boy did we have issues. Some I didn’t even address with management co. As another reviewer stated the air on 2nd floor doesn’t cool as it should. We had the floor fans running (during the night) that are provided in the rooms to try and keep it cool. Roaches - we killed a small one and a ginormous one. The furniture is not comfortable in the living room. And there were several other issues that the management co repaired while we were there - again management company was great! We just felt that every time we turned a corner something else is broken. The exterior landscape is not maintained and the house needs to be cleaned outside. The house (interior & exterior) just shows LOTS of wear and tear. I would have expected to be in better condition. We’ve stayed in other properties that is less expensive that was in better condition we just needed more space this time.
