I'd recommend this hotel to adults not those with small children since you would have to put the futons out for sleeping and remove them when not sleeping if you desire
pros: friendly staff, location convenient to everything - train station/restaurants/shinjuku/k-town, relatively clean, working AC, daily new towels, hair dryer, working kitchen including utensils, plates, pots, pans, water boiler, burner, etc, toothbrushes, even a vacuum cleaner
cons: covers and futons with no bedsheets (seem clean though), toilet seat unstable, bit dusty for us with allergies and AC wasn't filtering things well (maybe filter not changed often; just after an hour of charging my phone, I could see all the dust on its display), walls/doors are thin I could hear the voice of neighbors in their bathroom or hallway - pretty common elsewhere though so it's pretty average hotel
